"I’ve lived here almost 3 years and really love it. It is a quiet and safe area. The patio is so nice to have. There is a park I can take my dog about 3 blocks away that is sort of an unofficial dog park. The management has been great to me, they are willing to work with me to be a bit flexible with the lease dates and fix issues in a timely manner. They are a fairly large property management company which has its pros and cons. I had a leak in my bathroom ceiling at night and they were able to send someone that night to come shut the water off at least. One downside is paying for parking."

"My son is a student at the U and we needed to find a place fast when he decided to transfer there mid-year. The apartment itself is good for the price compared to other units in that same area. Nice neighborhood, walkable to campus. Concept Management now controls this property and they are wonderful- fast to respond to service requests and easy to get ahold of with a phone call (email is another story - I think I've gotten robot responses while we were in our search process). Anyone looking for a reasonable student apartment, this is pretty close to perfect."

"The management is rude and disorganized. I was billed incorrectly for 7 months. They threatened to tow my car unless I immediately submitted a form they had never let me know about before. The leasing manager rarely responds to emails, and the online rent payment system is usually malfunctioning. They had intrusive inspections, using a blacklight, 4 times per year. The construction is poor. You can hear a lot of noise from your neighbors. The man living below me often shouted obscenities at me through the floor just because of the sound of my walking. The location is good if you want to walk to the U, but this apartment building is otherwise the worst place I've ever lived."

"Lived here for a year. The apartments are nice enough and in a great location to the University of Utah and the hospital. Maintenance requests took well over a month to address if they were relatively imminent. If they were non-emergent (broken screen doors, broken fan in the bathroom), they never got fixed - not in the entire year I lived here despite multiple requests. One of the washer's in the laundry room broke, and there was a sign with the date of request to fix it. The time between the sign being placed and the washer being fixed was over a month. You could tell maintenance didn't even stop by, because the sign remained. For a good location and reasonable cost in a nice neighborhood (that takes pets), it's a good enough place, but the landlords are distant, difficult to get a hold of and rather indifferent to your needs as a tenant."
