"Do yourself a favor and stay away. They tried to raise the rent 17% ($400) after one year of leasing. We decided to move out because that is an absurd price hike after just twelve months. They require 60 days of notice to move out, but only informed us 62 days prior about the rate hike before our lease was up. The letter we received on our door was dated 08/29 and our lease was up 10/31. With only two days of leeway to decide our next step and/or to secure a new place we were essentially cornered into going month to month for November. Otherwise we would not have been able to comply with their 60 day move out notice policy. How can someone secure a new place in only two days, or at the least decide if staying or leaving is the right decision for their family. Moving is expensive and time consuming as we all know. 48 hours is simply not enough time to decide even if we were willing to give our notice without securing a new place beforehand. The Month to Month rate was raised to $3,085 with an additional $300 Fee for going without a lease. Essentially costing us an additional $1,000 from our normal monthly rate during the prior year. That is far higher than the month to month rate displayed when we moved in, and essentially reflects a number they could deem to be anything they wished. I understand a month-to-month rate is more expensive than a leased rate, that makes perfect sense to me and is a normal and acceptable practice for renting. However, only giving us two days of leeway before we were forced into staying an additional non-leased month was a shady move. If the move out notice requirement was lowered or if we were informed earlier then the extra month in November would not have been necessary. The timing was very purposeful and manipulative. On top of this shady practice things took forever to be fixed and they generally treat people like they are doing us a favor to live there. All my fellow neighbors expressed frustration at how they were treated and how long things took to be fixed. The maintenance man was very kind, and I think he is a great guy. This is not about him but is about the management. We must’ve been correct in our assessment of the rent hike was excessive because no new renters wanted to pay the new higher rates. Unit 2E has been listed on Zillow for months. They have since lowered the asking price several times and several hundred dollars and are now offering move-in specials since they can’t seem to find any new suckers. Their attempt to raise our rates beyond the fair market value was proven to be a greedy, last ditch effort in the already-cooling rental market of late 2022. They thought we would simply agree to pay the erroneous rate to avoid the hassle of moving. By lowering the rental rates over the last few months it proves the price hike was excessive, based on the comparative value of the surrounding market. Shame on you Blue Koi"
"If I could give less than 1 star, I would. Our experience with the Blue Koi management has been a nightmare & very similar to the other 1 star review left here. Our AC broke in August of last year, it took the company almost a month to fix it. They ignored my calls, didn’t communicate. I had to fight for solutions, information, an a/c unit, & $400 taken off our rent since we didn’t have AC in the height of Utah summer during forest fire season so we couldn’t even open our windows due to the smoke. Management would notify for inspections on specific days & enter without notice on completely different days other than the days we were notified about. Upon move out, they scheduled yet another inspection for maintenance to get an idea of any work that needed to be done upon move out. I was never told about any cleaning fees or told that anything needed to be fixed. We had a professional cleaning service come in even after I was told it wasn’t needed because their people “needed something to do”. Two weeks after move out we were given a notice to pay an additional $925.04 for fees, utilities, touch up paint, & a cleaning fee to be paid within 30 days. We were never told, updated, or notified about any of these charges, claims of “damage”, notified after the move out inspection after I was asked to be notified, or given any explanation for the $620 paint fee. And now they won’t answer or return my phone calls. Do yourself a favor, even if renting options feel competitive, DO NOT MOVE TO BLUE KOI OR ANY LOTUS PROPERTY MANAGEMENT OWNED APARTMENTS."
"Avoid at all costs! The management at this place is truly horrible. The property manager, Kris Montoya, is extremely incompetent, unresponsive, and unhelpful. If you hear back from Kris Montoya you can be sure you'll get frustrated because she'll not answer your questions, go back on what she had said previously, pretend she never said it (make sure you have conversations with her in writing although it might be hard because she barely ever responds to the emails) and will try to screw you over with extra charges just to not give you your deposit back. We were warned about Kris Montoya after we had already moved in and it was 100% correct - even though we took pictures of every corner of the apartment Kris Montoya still added bogus charges and when we fought them, showing pictures that we didn't break anything she started threatening us with lawyers without a proof of any damage. Do yourself a favor and avoid such a headache and if you're still considering, I will be happy to share the emails I got from Kris Montoya, you'd never believe that someone like that could ever become a property manager."
"When I alerted property management that my kitchen faucet needed to be replaced, they responded promptly and even honored my request that the new faucet be equipped with a sprayer. My experience with Blue Koi as to maintenance requests has been very positive."
"This is my absolute favorite townhome community ever! It’s location is perfect! It’s right in the middle of Sugarhouse and downtown, close to the freeway entrance, and Starbucks is only a few minutes away - which i love! The apartments have a trendy/modern feel about them, and the big windows bring in a lot of natural light! I love everything about Blue Koi and will always recommend them to anyone looking for a new place to call home. Five Stars!"
