"Where do I start since redpeak has moved into our neighborhood it is slowly turning into a ghetto not a full fledged one but on its way there. Residents are super problematic and confrontational but I understand if I had to deal with this level if ineptitude I would be angry also. We have had ongoing issues that the building manager continues to pay lip service to and do very little about even though the problem is escalating and her only job is to fix the problems. Building manager was patronizing and disrespectful due to the fact it seems that she is young and trying to be everyone's friend. I feel bad for all of you who live under this umbrella and hope you find better places to live. Since it seems that redpeak is operating in a manner that will bring the property value down and doesn't care about the majority of its residents. If you have any chance to stop redpeak from moving into your neighborhood I suggest you do that otherwise plan on your neighborhood turning into a ghetto also."
"Wanted to update my review after I left this building, as things took quite a turn towards the end, hoping this in depth summary will be of use. PROS: Location: - This building has an awesome location. Its a block from a nice strip on Colfax where you'll find a few local coffee shops and some nice restaurants. Couple more blocks and you're at City Park. Also makes getting to Colorado Blvd super easy. Updated Apartments: - The units themselves have great granite countertops and mostly updated appliances. The floors are also mostly new and great. Office Staff: - The staff are pretty great. I would say they aren't as understanding as you might like. There are lots of problems with this building; parking, the AC, delayed service requests, and it always seemed they were on the defensive or just neutral when you came with your issues. Of course there's so much they can do, but my new complex has much more responsive and friendly staff. CONS: Maintenance: - When I first began my lease Maintenance responded within a day to my service requests. But with time I saw less of the staff I was familiar with and the implication that the building was becoming understaffed. I had an outstanding maintenance request of over a month before I left that was never resolved. Parking: - It may have been coincidence but I wasn't able to use my parking space with the protected garage for over 4 months of my lease. Half of that time my money was refunded in full but this was a major inconvenience and I'm hoping those renovations will be sufficient. Amenities: - I don't know if this is the right category but the hallways and lobby are not what you'd expect from a building with this priced rent. I think they sunk a lot of money into the Office which is what you'll see listed as Lobby on the webpage but this is not really where you first walk in. The hallways of the floors and the trash rooms never smelled like a livable hallway except I think for when they have tours I think they replace the wall Febreeze units. AC: - I heard the 1 bedrooms had better AC units, but the two bedroom units that I saw; between me and neighbors did not have a fully functioning AC. Most people buy their own portable or window units. Should be clear incase someone from the building responds, the central AC "works" but it is incapable of changing the temperature and even when left on for multiple days only holds back the temperatures from rising a couple degrees during the summer. On a separate note about the Property Mgmt. When my lease came up the office offered me the 2 bedroom with $100+ increase, however units of the same size were listed online at a smaller price. The irony is by the time I left, the unit still hadn't sold and they were actually offering my unit for less than $200 of what I was actually paying so $300+ than what they offered me. The office did not respond when I asked to negotiate the rent increase. Also just a note, if you do live here the only fully functioning dryer is on the 7th floor, the rest require multiple runs to fully dry."
"I lived at 1412 from Oct 2020 - Oct 2021. The elevator did not work upon move in, and broke down for several weeks at a time throughout our time living there. I stored my road bike in their locked bike storage area, which they sold to me as having a camera. My bike was stolen, and when I tried to get camera footage for police/insurance I was informed that the cameras do not work, and do not record - that would’ve been nice to know before storing an expensive bike. My truck also had the spare tire stolen out from under it, and again the cameras did not have footage recorded. The washing machines are not maintained and the dryers often break or do not dry your clothes. They also kept $100 of the security deposit without any explanation, I did not care to contact them as it’s worth being out $100 if I don’t have to deal with RedPeak again. Would not recommend this building to anyone who expects to get what they are promised and pay for."
"We moved into Liv On Steel just after Thanksgiving this year (2020).The main issue at that time was that the elevator was not working. As our apartment was on the 5th floor, we had quite a climb to reach our apartment; however the management had hired two people on Wednesdays and Sundays to help carry packages, etc. up to our apartment. This really helped us as we had so many Amazon deliveries which were heavy. The management is always VERY responsive to issues and concerns: our clogged sink was dealt with within 15 minutes of reporting an issue. The maintenance man was quick, efficient and actually fixed a couple of other small issues in the apartment. Great views of downtown, the Rockies, and SKY from the windows in our living room, kitchen, and both bedrooms. We spend a lot of time just watching the changing skies over Denver. We're looking forward to spring when we can walk and explore all the nearby shops, restaurants, bakeries, stores, just a block away on Colfax. Our apartment is very quiet and the hallways and common areas are kept clean and well-lighted. The kitchen, though small, is well thought out and all appliances are in great working shape. There are FIVE closets, including one walk-in, which in an apartment this small is unusual, so lots of storage space. We really enjoy living here."
"The slightly cheaper prices than surrounding buildings are not worth the headache that comes with living here. The building is neglected by a busy management company with other, seemingly higher priority properties in the area. I try not to complain, and have lived lots of places, but repairs and general upkeep were at a premium. Lots of neighborly commiseration over the living conditions, and I'm glad to have moved elsewhere. This property taught me the biggest lesson in the rental market: Buy based on what you see, not based on what you are promised. Be thorough, and investigate all of your options! Pros: -Individual units have decent layouts and are reasonable quality -Great view from the huge balconies -Appliances are recent and have great features -Location is excellent -Plenty of street parking nearby (except nights of Bluebird shows!) Cons: -The elevator is regularly broken, the door and paneling are dismantled, and it is constantly dirty. Regardless of how soon they claim they will remodel the elevator, they began the project in September 2016, and it was still about 25% complete when we moved out in April 2017, with no progress in months. -There are only 3 washers and 3 dryers for the entire building, and at least one of each is broken at all times. Crappy coin-operated machines, and the maintenance requests take 2-3 days to respond to for repairs. Never did get the reimbursement I was promised after reporting issues 10 different times. -Hallways were consistently dirty, and the doors are thin; you can hear everything that a neighbor says in the hall. (Walls are reasonably thick and we did not have any issues with neighbor noise otherwise) -There was a significant package theft in the building in February 2017. Instead of pursuing the thieves or making changes to the package pickup system, the management of the building simply barred UPS and FedEx from delivering to the building for two full weeks. After that time, they simply reinstated the same method (leaving packages out in the clubhouse), rather than pursuing the promised "package delivery room" or having staffed office hours for pickup. This left residents no way to receive their shipments. -The doors from the clubhouse to the patio were locked with a bike lock. This was because of a hasty installation decision that did not have proper security features, but instead of rectifying the issue by installing a prox sensor or changing the doors out, the management decided to use a bike lock to keep the doors closed permanently. Residents were forced to walk through the garage to access the communal facilities. -In 1 year living in the building, we had 5 property managers. On top of never knowing who to call, each time a new one manager got hired, residents heard the same old song. "We know it has been a bad experience, we are going to make it right," then the manager was gone 2-3 months later with nothing changed."
