"My name is Brandon Smith, and I'm the lead plaintiff in a class action lawsuit against Glendale Properties I and II, both dba Mint Urban Infinity, and Cardinal Group Management, which is located in the "Eye of Sauron" looking black building across from the big retaining wall. I lived at Mint Urban Infinity from April 2021 - April 2022. I have shared my story, and the stories of hundreds of tenants, on most of the major news outlets in the state. They're a few blocks away. While I was a tenant, the CDPHE gave Mint Urban Infinity 28 pages of violations. The Denver Fire Department is also two blocks away and can inspect the property upon request. The smoke alarms didn't work in building 9 when a dryer started smoking. My lawsuit is still ongoing, but at least I can help future tenants from making the same mistake I did. Read the other 1-star reviews. You have been warned. Also, as a digital marketer, it's easy to identify a company is padding their Google reviews with fakes when they have a bunch of 5-star reviews and a lot of 1-star reviews with little in between. STATUS UPDATE 2/22/2024 My lawsuit against Mint Urban Infinity and Cardinal Group Management has been certified by a Colorado State judge as a class action lawsuit. My lawsuit not only encompasses when I lived there but 3 years prior. The judge certified two classes: The “MUI Class”: 1. All persons in the United States 2. who leased a residence from Defendants at Defendants’ Mint Urban Infinity Apartment site 3. from the date three years prior to the filing of the initial Complaint in this case through June 30, 2022. The Cardinal Administrative Fee Class: 1. All persons in the United States 2. who, from the date three years prior to the filing of the initial Complaint in this case through the date notice is sent to the Class, 3. leased a residence at Defendant’s Mint Urban Infinity Apartment site, 4. using Cardinal’s Form Lease, and 5. who Cardinal caused to be charged any Administrative Fee on or after August 2, 2019."
"When my daughter moved in here, there were NO apartment numbers on her apartment door, or the entire floor she lived on. She called the office, and they told her they would be putting them in soon, as they were “on order”. Months went by and I had to contact the fire department, and one call from the fire department, and put them up the next day after claiming they were “on order” for months. For several months, the tenants were at risk if they had a 911 emergency as no emergency services would know where they were going on all of the unmarked apartments. It was a nightmare from there with leaky roofs, constant maintenance issues, trash in hallways, debris such as furniture and garbage on the doorways, trash overflowing everywhere. The amount of stress that my daughter endured while living here was unbelievable from start to finish, and she only had a 6 month lease. Please consider a different option if you want to live stress free and not a property maintenance nightmare laced with pest control issues due to the lack of follow though, lack of professionalism and deliberate disregard for basic safety precautions. The management has clearly showed they completely disregard standards that are promised upon move in."
"Honest opinion from a new resident (I moved in first week of Feb). First off, No bugs in my unit, or in any hallway, laundry area, or anywhere on the property that I've seen, thank god. I was really gambling moving in here after the reviews from previous property owner, but it's safe to say the new property management, Courtland, is doing a great job turning this place around. They said they've spent over a few million in renovations in the last year since purchasing the property. A unexpectedly clean unit upon move in, usually I have to spend a few hours scrubbing apartments when I move in, but I found very little that actually needed cleaned. So I mostly just sanitized anything that is touched, which calmed my ADHD immensely. My patio sliding door did not have a locking latch on it, which I noticed after moving in (3 weeks ago). They had to order new parts to fix it, in the mean time I bought one of those locking devices for sliding doors, so I feel safe overall. The problems I've noticed are easily fixable for most of the problems I've read about, or seen myself. Increasing groundskeepers, there is often excessive dog waste around the property, especially in the dog park (20+ dog piles TODAY 2/28/24 in the fenced in park, GROSS.) I was told they're hiring more help for the property. Replacing things in units that the previous property management covered up, such as my bath tub. I can't take a bath in my bathtub, only can use it as a stand up shower. The bathtub is coated in a gritty texture, like popcorn ceiling, what feels like sandpaper, probably to hide some hideous looking tub that's been here for 20 years. If you lay in the tub, you will literally come out red, scratched up and in pain. Please, do something about this. I have scoliosis along with many broken bones from my youth, a hot bath with epsom salt is basically what keeps me going. EDIT: within 1 day they called me to fix the bathtub issue! thank you. Maintenance so far has been on top of the things I've brought up since moving in though. It's very clear they're trying, but have a little ways to go. Overall, as of 2/28/24, I still would recommend this place to someone needing a budget friendly unit in a great central location in the city. Close to the highway, and tons of food in the area. And this is coming from a person with mildly severe ADHD. I almost backed out of moving in after reading the reviews, but after coming over and meeting the team, touring the unit, here I am a month later living and enjoying my unit at Mint urban. I hope this review helps anyone potentially looking to move in. I made the gamble last month when I was looking for a place closer to work. "Cortland Mint is a very nice place to live. They have an awesome heated pool and the management staff works their tail off to keep residents happy. They have been working hard on updating the units and Ryan Deckrow does a great job with upkeep on the units by making sure tenants are being taken care of! Haselden Restoration Services just had the opportunity to remodel one of their single bedroom units which included new flooring, paint, cabinetry, countertops, electrical upgrades, and brand new appliances. Check it out as I highly recommend. The property is located at 1251 South Bellaire Street in Denver, Colorado.
