"I have to say….living here has not been without some minor challenges but for the most part, I enjoy living here. The property manager, Shaunie has gone above and beyond helping me to ensure the best living experience this far. I just wish the people living over you had enough respect for those underneath them. There’s rules to this and not everyone plays by them. I guess that’s apartment living but I think living here has been great!"
"I’m so happy to see all of the improvements here. The new hallways look amazing! Crazy how different they look. I’ve never had a package go missing but I was always worried about it when the delivery people would leave them all over the place instead of the package room. That’s also gotten better thanks to the Boulevard’s staff who I see walking the halls with a cart full of packages multiple times each day. I’m not sure if they deliver to doors or something else but I don’t see boxes sitting in the mailroom, in the garage, or outside the building anymore. One thing I miss is the resident get togethers we used to have before Covid. There are smaller things here and there, but the big things were a blast and missed. To sum up, I love the area and my apartment, building staff turnover was crazy for a bit but this new manager has been here for over a year and seems to care, building is getting a makeover, and I’ve made some really great friends here. Good people."
"September 2023 Update: DO NOT RENT HERE. Our apartment flooded in July (for a second time), less than a month before our lease was due to end, to the point that the apartment was considered a total loss. I have added some photos of the conditions. This situation forced us to vacate with little support or communication from the Boulevards, except for a plea for us to remove everything we could so that they could begin repairs. We had to take time off from work to get this done. Since then, I have had numerous communications with staff at the leasing office and had to fight every step of the way to get my security deposit and prorated rent back. I even had to rehash my own lease with the office just to prove I paid a security deposit because their bookkeeping is in disarray. On top of that, I was cut a check for less than what was owed to me. I was going to let that go because we really needed those funds back to recover furniture that was lost in the flood. That check was then RESCINDED FROM MY ACCOUNT without notice due to a clerical error. I am now facing overdraft and late fees. If you see a need to visit, just walk a lap around the block and you'll see broken windows. The Boulevard couldn't even be bothered to clean up the glass from the ground, let alone replace them. The Boulevard/Simpson Housing is at worst predatory and at best maliciously negligent. ____________________________________________________________ Moved here from out of state in August and can honestly say that every step of interacting with leasing staff has been a nightmare, starting from before we even moved in. When we were getting our leasing paperwork in place, we had to send repeated corrections (down to the names on the lease itself) and follow up reminders just to get it all done. So, it was absolutely not a surprise to me when I learned that the entire staff has been let go or resigned since then. We have had no full-time, on-site manager at the complex for at least the month of December. Instead, a temporary placement (who has been nothing but cordial) with minimal authority to resolve complaints has been swamped with fielding resident concerns. Simpson has made no effort to communicate a timeline about the management transition or who to contact in the interim (and yes, I have diligently checked my inbox and spam for such communication). I will admit, I expect and have grown apathetic toward lackadaisical apartment management. What pushed me to write this review, however, is the poor quality of life this has resulted in. In the FOUR MONTHS my partner and I have lived here we have experienced: + A Christmas Eve flooding incident in our hallway (pictures included). + A car break-in: Notorious in Denver, I know. But this is a repeated occurrence for residents, due in part to parking gates that malfunction and don't close. They are in the process of being replaced so I hope that works out. + Repeated fire alarm malfunctions, pushing us to leave our apartments (and our work, since we work from home) with our two dogs, in winter weather, with no advance notice and no indication as to when it will be okay to return to our residence. It's a constant guessing game. + Washing machine failure: We have been using the washing machine in an unoccupied apartment for going on three weeks, with no indication of when we can expect a replacement. At one point the lock on that apartment was changed without warning, so we had to ask for entry again (which is when we were issued a new key). + An ineffective parcel delivery procedure. Delivery vendors arrive with no means of entry into the delivery or mail room unless someone is present at the leasing office. Ordered an overnight delivery? Your package will be left in the street and gone by morning."
"Our first year as residents here was fantastic. We even referred friends to live here as we thought it was a clean, safe and friendly environment with responsive and empathetic staff. Unfortunately, after re-signing our lease in March our experience living in this community has shifted dramatically. After having half of our home completely gutted in response to a large leak, we were refused any compensation for utilities (though they ran industrial sized fans/dehumidifiers for weeks) or for rent (though HALF of our square footage WAS uninhabitable). We also requested air quality testing be done as this was our 3rd leak and a significant amount of dampness was identified in our walls/ceilings (perfect environment for mold) and we had valid concerns for our health. Our request was met with refusal, dismissal, and an overall lack of empathy (a common theme in our many communications with staff regarding our inhabitable living situation, construction timeline, etc.). After our leak situation we felt diminished, uncared for, and silenced. We decided to keep our head down as we have had many other stressors and could not fight any longer. However, since March the quality of the whole apartment community has decreased substantially and we felt we should write an honest, open review to warn other potential lessees. In addition to the seemingly incompetent, unorganized, rude staff many situations have unfolded in our residence that are a huge cause of concern for safety and well-being which include: "secure" package room being ransacked on a daily basis, rancid stench from animal urine and feces in hallways, stairwells and surrounding perimeter, multiple reports of attempted break ins, multiple encounters with non-residents sleeping in stairwells and storage facilities, single syringe found in stairwell, saturated boxer briefs with human feces in parking garage, vomit in parking garage, 3 instances of shattered glass in parking garage that remained there for days, and aggressive notes being taped to car windows of residents. The only response from staff in regards to these many safety concerns was the addition of a security patrol (that is never actually patrolling) and repeated statements reminding residents management is not (ever) liable for ANYTHING. I understand the lease terms I agreed to and the litigation around tenant/management liability but when your valid concerns are consistently met with dismissal and robotic like responses you start to feel hopeless. We can no longer justify contributing our hard-earned rent money towards a housing company that functions as a greedy, low-cost, low-quality scheme lacking morality. If you would like to live in a community where you feel heard, safe and valued as a paying resident - The Boulevard is not the place for you."
