"They run my HOA at Saddlebrook. It rained everyday for a week. It was 100 degree+ heat index. There were safety warnings out. I finally mowed on Friday. On Monday they sent a lawn care company to mow too. No one talked to us. They sent a 72hr notice through the mail dated past Wednesday. My wife got it Friday. I talked to the lawn guy, who said he was told that day to do it. They went over the front, doing nothing. AM Management charged a hundred dollars. When I called, no answer at the AM office. I left a message. My wife called. She emailed. No answer. No callback. No reply. I just left another message too. They probably won't call back, again. I said I'm incredibly upset in the message. The HOA fees I paid recently, online it says that went to the lawn care that didn't happen. Now they're charging late fees. If I dont pay them they'll evict me. It's been three weeks now. I feel threatened. Defeated. Humiliated. These aren't good people. Don't trust them."
"The apartments are very nice but if you need to call and ask questions you do not want to talk to Renee. She is extremely rude and will actually hang up on you when she feels the call is done. It doesn't even need to be a hostile call. Just a plan kind inquiry will result in a "thank you good-bye" click. Terrible customer service from Renee...if you get her hang up and call back until you get someone else. Everyone else is nice and helpful."
"I will start off with the positives of this company. The rent was cheap for Iowa City and they allowed pets which are both hard to find here. Now that I have gotten that out of the way lets get on to the rest of it. This company is either dishonest or disorganized and I honestly do not know which is worse. For the 12 months I lived at the Sycamore apartments I had 2 recurring issues. At move in and for the rest of my stay I had water issues with the carpet in the unit, it stemmed from seepage and a window/foundation issue that had water bleeding into my unit and my floor was never dry, some days it was only damp and many days it was wet. I informed management and they replaced a window but never actually took care of the issue as a whole. The other issue I had was one I shared with anyone else who rented in the very least my building if not the complex as a whole, millipedes. I am not talking about 2 or 3 in my unit I mean covering the walls and floors of the common areas. Killing 10-20 a day in my own unit, it was disgusting and unacceptable. I placed many calls about the issue as did other people in the building and the response I received from AM was that there are bugs anywhere you live. With all that being said I still probably would have given AM 3 stars instead if it was not for the security deposit process. Like most reasonable people I knew I would not be getting all of my deposit back but I did not expect to get handed a bill for the carpet I was told was going to be replaced before I ever moved out. For context, along with the water issues I was having with the carpet which most likely housed more mold than I would like to think about living near for a year, the edge of the carpet by the kitchen area was frayed and pulling out more and more throughout the year. I called the office to ask if the carpet was going to be replaced after all those issues and got a message back, which I still have, saying the carpet was going to be replaced so I did not have to worry about it. So I went on believing things were ok and I would be getting a good portion of my deposit back. Instead I was on the hook for the entire carpet being replaced for damage that was smaller than 2 inches of carpet. When I attempted to talk to the management staff in regards to my security deposit, which is my right as a renter, not only were they slow to get back to me but ultimately dismissive of my issues. Then after going back and forth for awhile, via email since the manager would not take my call, the manager just stopped responding to me entirely, so I assumed that the issue was dropped since she never got back to me and I went on with my life. Over a year later I all of a sudden get a collection letter for the amount AM billed me for my SD without ever resolving the issue of my contention, which is wrong since you cannot send an issue like that to collections if it is still in contention. Once I received it I contacted AM to try to figure this out with them since there must clearly be some type of mistake and I have been given the same tired reasoning and excuses for the original billing. This is a clear cut case of the management company trying to recoup costs by pushing it on to the tenant. Feel free to rent from them, just do not expect issues to get resolved or for the management team to even take a phone call about serious issues you have regarding your deposit."
