"READ THE REVIEWS!!! FIRST!!!! ESPECIALLY !!! THE BAD ONES !!!! You’ll thank me later. If I can give them negative starts I would. i went for a tour & check out the apartment they claimed was ready to move in that same day(feb 14)(FALSA ADVERTISEMENT, when i show up, they showed me a ton of empty apartments beside the one they claimed was ready to move in &! to move in before the 27 of February to get February special they claim they had going on, just to get ppl in the door. We walked by the apartment that they advertised online & (I that I had a hold deposit, that they mentioned was REFUNDABLE )the tenant was still living there , door was full of eviction notices & they told me it was going to be ready in a couple of days. I wanting to believe they are professionals & wouldn’t lie of such thing , (they had my deposit already)they kept pushing my move in day until march ! But I stayed patiently waiting due to I wasn’t in a hurry & they kept claiming every-time they pushed the move in date they were going to honor the special & rent price but come move in day , the apartment was still a mess ! taneal (assistant) soul purpose is to make it the worse experience for the tenant she seems to hate her life but is still working there . Angel from hell( the manager) claims she’s going to honor SOME of what we had first agreed too but not the rest since they messed up on the paper work, intentionally firing the girl who did the paper work so nobody can be held accountable. meanwhile, she “multi tasking” on making some event for the ghost town that they work in the last hour before closing WHICH doesn’t make any sense! after asking for my holding deposit she claims it can only be refunded after 48hrs on paying it down & she asks me to leave cause their hosting some event that they didn’t even finish setting up for. …SCAMMERS! Do not live there it’s so sad how places like this take advantage of peoples needs . I usually don’t take the time to do a bad review but somethings can’t go unchecked especially a place u want to be able to call home. I don’t recommend DONT ruin ur credit FOR NOTHING. Super high risk . Prioritize your mental health. I came out in tears & I haven’t even lived there…thankfully."

"All of the gates are open 24/7. There was a drive by shooting a few days ago outside the complex and there was nothing preventing those criminals from entering the complex. I took my trash out on my way to work at 5am and there was a homeless person asleep at the dumpster. I’ve lost count on the number of homeless people I’ve seen here, some doing drugs onsite. The residents are looking out for each other, for safety reasons, because management isn’t. One new resident told me she regretted signing a 16 month lease and said she’s going to request all of the police reports for this site from the time she’s moved in, because of the crime occurring here, hoping to get out of her lease for safety issues. I would be surprised if this complex was at 70% occupancy. Every week there’s a new unit moving out. Hope you like screaming unsupervised children when you are trying to relax after a long day at work. Summer is coming and they will be at the pool at all hours. I was approached by residents who want to file a class action suit. That’s how bad it is here."

"The Maintenance crew here is amazing! Shout out to Erick the supervisor and ray! Cool people! They helped us out and made sure we got what we needed , amazing customer service and always on the look out and care about tenants!"

"I am a resident at Tides on Osborn and I have recently renewed my third annual lease at the community. The customer service I receive from Viani, its Community Manager, as well as from other staff members is exceptional. The management team is caring and they immediately respond to any questions and/or concerns. The community living environment is very nice and comfortable, and in a great location. It is also a very friendly community. I would highly recommend you to consider Tides on Osborn as your next home."
