"Management is always friendly but have told me they never received the roommate's application I personally handed them while having cashed the check stapled to it. Maintenence tries hard to do a good job in a timely manner. Neighborhood has changed in the last 3 months though. Lots of 18th St gang tags have gone up and down street around here. Keep your eyes on the kids as they have been known to wedge things against the car tires, throw things at doors/ windows, ride their bike out in front of you intentionally. Rent used to be pretty low but has gone up a lot since pandemic all over the complex. Parking can be problematic if you have more than one car, but has gotten a little better since they started requiring a parking permit and towing. I would have rated it higher but between the gang tags and the recent shoot and crime, it just isn't worth what they for a typical unit this size."
"Parking situation has become a big problem since you've allowed cars to be parked without permit. I keep enduring with daily headaches from this building, from uncontrolled ice-cream vans to looking for a parking on a street like half mile from here even at 7pm. Nothing works here, you need a better management. And google should have allowed reviewers to post with no star because this place does not deserve one!!!!"
"A picture is worth 1000 words, so I attached a couple photos of this "good place" to live. I also included a photo of my apartment, to aid in conveying my standard of clean, organized living; as well as a couple photos of my flea bites. The positive reviews are entertaining to me, because the Greenwood Park Apartment complex is not a desirable place for a family, college student, or otherwise to call home. This is the type of place you move into out of desperation, with no other options to turn to. The complex is dirty, riddled with broken glass, overflowing dumpsters, violence, feral cats, and pests. The dirty conditions attract pests (primarily cockroaches) that in turn invade even the cleanest of homes; mine included. There is an overabundance of feral cats that reproduce faster than a California fire spreads, and management simply turns a blind eye. Apart from the 2 am yowling, fighting, and scavenging of the dumpsters, the feral cats bring with them fleas. This is my first summer living here, and I've already had to have my unit flea bombed 3 times, and live with Diatomaceous Earth in the carpet to keep from getting eaten alive.... I'm still getting eaten alive, and yet no resolutions/action from management. The maintenance team is amazing! All of the maintenance men are incredibly friendly and helpful, but management is another story. Aside from management's incredibly limited hours, they don't return phone calls, don't communicate effectively, and aren't professional. I had to find out from the Salem Police and Fire & Rescue responders about the violence going on, after I accidentally walked into the area where a stabbing just occurred (yes, a stabbing). After following up with neighbors, I discovered that there have been gun and death threats made prior to the stabbing. When I followed up with management for an answer as to why this hadn't been communicated to the residents, so we could all take safety precautions, their response was that they didn't want to alarm anyone. *I do want to say, when management is off-duty walking about like an average person, they're very friendly, and reasonable people. I feel like management potentially gets the short end of the stick, because their role is to protect the property and property owner, in turn placing them in a difficult position. I almost forgot to include that Greenwood likes to talk up their "Security Patrol" and "24HR On-call Maintenance Emergency Team"; both of these are lacking. There have been (off-hand) 4 times I tried to call the on-duty security patrol person, and was sent directly to voicemail (without a callback) or they just didn't respond, forcing me to call the police instead. Due to our location, the police response time is terribly slow, but eventually they do make it (20-45 minutes). In regards to the "24 hr ER maintenance" an absolute joke! I had to call this line twice: 1 time when I locked myself out of the apartment with my pup inside and food cooking, and the other when my toilet failed -both times no answer, and no call back. One thing I'm grateful for is how close the apartment complex is to Chemeketa Community College. Hard times, force people to make hard decisions, so if you do end up having to move into this complex just be prepared to fight for everything you need, and your rights as a tenant, because management doesn’t care. Also, it pays off to befriend your neighbors, because that’s the only hope of knowing what areas to avoid, to ensure your safety. Another side note: be very very cautious when parking and driving here, due to the high volume of unattended children. Apart from watching for children running in front of your car, you need to watch them while it's parked too. My new car (2016) has a plethora of dints, dings, and paint transfers from the children running their toys and scooters into it, opening (repeatedly) their parent's car door into my car, and a multitude of other random incidentals. Good luck in whatever you decide, because sometimes there really is no good answer."
