"From Five Stars to One in Less Than 6 Months. Stay away. Stay faaaaar away. When I moved here back in May, I often felt like I had finally found a community/neighborhood/complex that wasn't the normal, negativistic, catty, loudness-war-ridden, people-wall-punching kind of place...a sanctuary, if you will. And for the price, the amenities made me feel very privileged after a turbulent couple of years on the job front. It was also the first place I lived where I got a significant yield from the patio garden I planted. Staff was always on top of maintenance or inter-neighbor disputes, and I felt I could rely on them to go to bat for me on most anything. But by the end of the summer, most of the staff that built the place up to be the experience/vibe that it was mysteriously left without information, and since then (early Sept) not only do maintenance requests get ignored or attended to incompletely, but the clientele has slowly gone downhill with every consecutive new tenant. The management company has also been metamorphosing into weird, new things since October, to the point where most residents don't know who the point of contact is anymore for any issue.) It's no longer Luxury living here. It's...uncomfortable at best, especially since the new year. What I am paying $1,200+ for at this point, I'm not sure. But that's why I'm vacating the place when my lease is up in May. Get ready for things like: *baseless hostility from non-working trust fund kids (and adults) who will pick fights with you for no reason, depending on their BAC level that morning/night *an ongoing mystery of extra fees and charges tacked onto [your] resident account unknowingly *having more than a foot of snow and still no plows two full days later (my employer really appreciated this!) *kids from adjacent complexes breaking in and damaging peoples' property, throwing rocks at my plants and windows unprovokedly *car break-ins that management did not respond to, and ultimately did nothing about *waking up to stranger-neighbors sifting through your patio belongings *random people loitering in front of your unit (whether they're in a vehicle or not) in an effort to intimidate or bully people *a handful of unnerving "incidents with a gun" that management never said a word to us about afterward or expressed any urgency to ease the collective tension around it them. (ex: A few days after move-in, I came home to a SWAT team jumping out of police cars with automatic weapons, one of which asked me if they "could borrow my FOB" to neutralize "an incident with a gun" at 6:14pm on a Wednesday. We never even got to find out if the person they were looking for was found!) I could go on, but that's plenty to paint a colorful picture with. I hesitated to say this for a while, but I regret ever involving myself with this place in hindsight. Oh, and don't worry about those "rent credits" they give you. They'll be sure to substitute those credits with fees & service charges that they're not equipped to explain. This place used to be "one of the good ones" in the Madison area. Now I feel somewhat betrayed by management. (I am now watching them hand out zero-information NonRenewals and shrug while residents shout-yell at them demanding an answer. Meanwhile an everchanging cast of contract workers sits in the leasing office now, dead-eyed, repeating the same series of Corporate Compliance lines like a broken record.) At least when the lawn was still coming in you had the pretense of civility at this place. NOTE: Van Buren knows there's a mass exodus of tenants the last few months so they have the Video component disabled knowing residents would have a lot of ammunition to make a case against the management company with. I tried uploading the video of management unable to give me a reason for Non-Renewal...and of course it was blocked even though there's no reason Google won't take an .MOV or .MP4 file. Shady, shady, shady. Funny if it weren't so sad, though."

"Staff is wonderful and always helpful. Neighbors are friendly. Fantastic apartments. Couldnt have found a better place to reside. *** Update 2/19/2024*** Fantastic Apartment community. I had to transfer to another state but they made it easy. Everyone has been so friendly, helpful and I loved my apartment . If I move back to WI then I will definitely move back to this community!!"

"It's meh! The staff is great! But you can hear every single step the people above you make I mean every step! Some days you would think they are playing basketball, you can hear your neighbor next to you sneeze. Hardwood floors have probably a dozen scratches and knicks pre move in. Terrible brand new construction."

"I have been living at Van Buren East for almost 6 months now and it has been wonderful! The leasing office is always so helpful and accommodating. There haven’t been any maintenance issues except for 1, which was handled instantly! Had to wait a little while for the amenities/decor to be finalized, but it was definitely worth the wait. The pool is awesome, the community room is stunning, and I really like using their fitness center. Nothing but a positive living experience for me, great location, great amenities, and a tremendous staff. I highly recommend living at Van Buren East."
