"Housing and maintenance was great, but management was horrible. Received a $500 fine with barely any notice for having chairs on my balcony. Would not communicate with me at all other than a letter that threatened to go to court if I didn’t pay. Never answered calls or emails. Utilities were always a flat rate of $150 which is just insane for a studio. Had to call and text every day for almost a month to get my security deposit back. Would not recommend anyone to work with or live under this management team."

"I’ve been a tenant here for about eight months now, and I have to say it’s a great place to live. I left off one star because the office can be hard to reach sometimes. It’s not too bad, though. And they are very polite and helpful when they do get back to you. If I could leave just a half or quarter star off for that, I would. However, there hasn’t been a time that I have put in a maintenance request ticket or texted the emergency maintenance number for help, and didn’t receive a response almost immediately! Monty is the head of maintenance there and I can’t praise him enough. He knows his stuff, and never comes up blank when we have an issue with anything in the apartment. I’ve never been so impressed by an employee’s dedication to his job and good attitude. Because of Monty, I will be at Hillwood Villas as long as possible until I purchase a home. Hell, and even then I might try to steal him and hire him as my personal maintenance guy."

"I have only lived here for a couple of months but I have loved it so far. The manager is friendly. The maintenance people are wonderful. (We had a leak under our sink and did a great job repairing it). They are accepting of my dog. It is quiet. The neighbors are there, but you hardly hear them. It is affordable on top of everything. Edit: It is 2+ years later and I just moved out. I left the appartment in overall good condition. Here is my experience. The maintenance crew is awesome and attentive. If you pay your rent on time, be considerate of your neighbors, and are honest with everything, they are accommodating. I did have a noise complaint against me and I took care of it. I got along well with the other neighbors. My move out was painless. I don't know what I am getting back in my security but my walk through went well. If you are a good tenant, they will be good to rent from."

"Renters beware. Let me start by saying I have never left a review for anything. But I felt I had no choice if I can save someone from being treated they was I have been as a loyal tenant. Lived in one of the old houses on clinch avenue for multiple years and just moved out this August. Not only did it takeover two full months to even get a check for my security deposit back (legally they only had 30 days), they completely lied to me that entire time Saying I will get the entire deposit back and I only got a couple hundred back. They also owe me a pro-rate rent for the end of the month I moved out because they had a new tenant move in and cannot double dip rent like that. They are the ones who told me I was getting a pro rate for those days back and now(3 months later) they refuse to give me the money for the pro rate. Was a loyal tenant for multiple years and this is how they will treat you. Sad to see a company do business this way. I assume they will comment and try to refute my review so I have added screen shots of the texts for any potential renters. They will just lie to you and then tell you "oh it's the owner not me I have no control over that" RENTERS BEWARE. There's plenty of great management companies in Knoxville and this is not one. All I wanted was to be treated fairly and with compassion for the years of being a great tenant who never missed a payment or caused a problem."
