"I enjoyed the majority of my time at Knox Ridge. The rooms are spacious and I had little complaints. (maintenance takes forever, hot tub usually broken, parking can be an issue, no regulation of parking tags, parties taking over the parking lot, and you can hear EVERYTHING inside and outside of your apartment). But overall, a pretty good student housing experience. However, months after moving out, I was charged almost $500 in fees. I was charged for keys and a fob that had been turned in, along with paint, cleaning, and dry walling fees EVEN THOUGH I asked about move out expectations and was told I did not have to do any of this. I have tried to contact the office about these things and am met with poor and unprofessional communication. Now, I am met with no communication at all. Then, I was threatened with 15 days to pay the fees I simply should not owe, or it would be sent to collections. This place definitely preys on young adults and tries to get as much money out of you as possible. Scammy and slimey!"

"I wasn't going to complain about Knox Ridge because how good can student housing really be, you know? But then they tried to charge me and my roommates (and about every other resident I know) almost 400 dollars for move out fees (2 months after moving out might I add) even though we kept the place in great condition so it made me think about everything else that went wrong there. For starters, the gate was ALWAYS broken, the hot tub never worked during my 2 year stay there, and the screen at the pool was also broken half the time. I could never get ahold of anyone in the office even after calling/emailing a million times. When I moved in, they said we could hang things on the wall as long as we filled the holes in before move out, but then told us not to fill the holes or we would be charged for a poor fix, but then charged us because we did not fill the holes! They also charged us cleaning fees even though we spent 6 hours cleaning before move out, and aren't apartments responsible for basic cleaning before new tenants move in? Not knox ridge! they just charge their previous residents 500 dollars in nonsense fees so they don't have to do anything and still profit. There were always people causing issues that didn't live there, but could get in because the gate was always broken and cars were always getting broke into, and the office never even cared after residents complained. If they're going to charge us all 400+ dollars at move out then shouldn't they be able to fix these problems? If you're willing to deal with this then it's the place for you, but if not, move on."

"Do not allow your child to rent from Knox Ridge. At move out the Knox ridge management will take over a month to issue a move out balance. When your child receives the balance the amount will be greater that $500. They will say random things like painting fee, cleaning fee. They will be threatened with a 15 day demand of payment or be reported to collections. I have called and emailed to dispute the claim however no one responds. Funny thing is that the parent who signed for the apartment and received every month reminder for payment is never even cc’d on the threatening move out balance. They are guilty of threatening and fleecing young people. I highly recommend Cherokee Ridge. My son and his roommates lived there for 2 years prior to Knox ridge without issue."

"I absolutely loved living in Knox Ridge the past 3 years! The people were amazing! The place itself was great! The only thing is I wished the hot tub would’ve worked. It never worked the three years I lived there. So that would be my only thing! Overall, Knox Ridge is the best and would definitely recommend!"

"I LOVED Knox Ridge. I lived there for 2 years and do not regret it at all. My sister lived there for 3 years. I am so sad to see all of the negative reviews. I mean my house flooded because they were fixing the indoor sprinkler and accidentally hit a pipe. which flood the whole second and first floor but stuff like that happens and they did a great job to accommodate us and get the whole place dry. The ONLY problem was the pipes always freezing in summer but I am pretty sure that is a mountain thing and not really their fault. Anyway, the place is massive and they have great amenities. And while the gate was always broken, it is because college kids drink and drive like idiots and then hit the gate... so If people wouldn't drink and drive that wouldn't be an issue. They really were the best!"
