Arbors River Oaks Apartments

"If you need a safe place to live, you have this. Soccer moms walk their dogs at night. The demographic is what Germantown likes. They raise the rent every year to keep it that way. If you are a young black male, go where you’re wanted. When there is an issue maintenance, they just say anything to me to get me to go away. Example: If there’s a leak that they have to fix over 15 times, they just lie and say the issue is simple to get you out their face. One time, I didn’t have running water for a week (I could not flush my toilet) and the leasing office’s response was “you should’ve said something sooner”. No accommodations were made. The leasing manager operates like a cagey club bouncer. I just stayed at my mom’s house. Currently, if I don’t use my AC, my apartment will be almost 90 degrees because the heat is on constantly. When I told the leasing office, they said “Oh, it’s just because you’re on the 2nd floor.”……… Now my MLGW bill is over 300 dollars because they didn’t even feel a need to come check it out. My apartment has been crumbling apart since the first day I moved in and I’m not looking forward to them blaming the issues that they never wanted to come FIX on me. However, the lone young black male is moving out so everyone gets what they want."

"I am giving a 2-star rating because of the apartment management and its personnel. The location of the apartments is good. After the move-in, the next day, the air conditioning started leaking. It was hard to sleep for 4 days with water dripping in the bucket. For 4 days, I was contacting the office to address the issue. The office lady was acting very much like a bounce man. (an accomplished bounce man!) On the third day of the stay, the kitchen garbage disposal broke, too! I see another review here on Google; it is about a broken refrigerator was replaced with another broken one. I would not recommend these apartments for your stay. Dear Arbor River Oaks, I am writing this after four days of your reply ( see below ) to my comment. The leak in the apartment still needs to be fixed. The water is going the same way as it was going seven days ago, at the time of move-in. Your "striving" to provide exceptional customer service is much less than needed. Please try harder. Lastly, the apartments are advertised very differently than they actually are."

"If you enjoy sleeping and working in a room over 80F degrees or spending the nights on the sofa downstairs, the townhomes are your place to live! Look closely when you visit, most townhomes have either a portable air conditioner (yes, sounds like a jet engine taking off, like the other review below) in the master bedroom window or they only allow window units in the rooms in the back (so future residents don't notice it). We have our thermostat on 65 and the master bedroom is still marking 80F! We requested that it be fixed many times and their answer was "There is nothing else we can do". Well, there is: fix that issue in the townhomes or be honest before renting to the next resident."

"This review is for the ‘ Arbors at River Oaks’ Lived here three months and the refrigerator still doesn’t work. Put in a work request and they replaced it with another broken refrigerator. Washing machine sounds like a dying goat. Windows leak water. On plus side nice fireplace and floors."

"Lived here for a little over 2 years. Janelle is absolutely one of the best leasing agents that I've had the pleasure of working with while I lived at Arbor River Oaks. My unit was clean when I moved in and haven't had any issues regarding maintenance service requests. The car wash area is definitely a great amenity for this community. Be sure to reach out to the leasing office often whenever you have issues with the resident portal. I've had to call back many times about my own renters insurance policy not being updated in the system for some reason and getting some credits into my account for forced renters insurance charges that should not have been there. Location is very close to I-240 and I-40 so getting around is a breeze! Highly recommend Arbors River Oaks."
