Amber Manor Apartments 807 Ridge Drive, DeKalb, IL 60115

"WARNING ON THIS APARTMENT COMPLEX. I apologize ahead for the long rambling review. DO NOT RENT HERE! MOLD! My daughter is currently living at Amber Manor apartments. She has been there for 11 months and was very happy the first 8-9 months. Things recently went really wrong when she started having leaks in her apartment. She was very patient for the past two month and put in a few work orders (which didn’t get responded to or resolved in a timely manner. Mold started to develop and walls began to crumble. Her apartment is garden level (half below ground level) Fast forward to the past few weeks. Her and the children have been sick on and off. The leaks eventually became so bad water was pouring through the light fixtures in the ceiling to the point of the fixtures falling off. She has begged very kindly for assistance with another apartment or for them to release her from her lease one month early. Not only did they tell her no.. but said they will withhold part of her security deposit for damage on the crumbling wall. It is leaking in her bathroom, bedroom and draining into her living room. The carpet is full of mold and completely saturated. It’s not safe for anyone to be there. Her rugs have been damaged. No joke there was even a frog in there. I have tried help her by calling & was informed by the property manager Cheryl that she couldn’t go in and see it for herself because she’s allergic to mold, but assured me they would not let her be released from her apartment lease early either. She didn’t seem to have an answer why it was unsafe for her to go see this but okay for my daughter and her children to be there for another month. My daughter does get part of her rent covered by section 8 & they have not been able to assist with getting her voucher early, as they said they have to wait for Amber maner to sign it her intent to vacate. This is leaving her in a situation where she’s not able to even apply and have another apartment lined up. We have both been very patient and only asking for her to be allowed to be released from her lease 1 month early for the safety of her children. We are at a loss on what to do. She is awaiting a call from the health department and Prairie State legal. We have put her in a hotel for 3 day waiting for a resolution.. but they are not willing to help. They literally came and put dry wall over completely saturated concrete walls. Needless to say the drywall was saturated within 12 hours. They are just trying to cover up the mold since it failed the section 8 inspection this week. Does anyone know where we can turn for immediate help? Please please everyone be educated on this property and do NOT rent from this place. What a nightmare. Please everyone share this post and make the community aware. He is very knowledgeable about what he does and gave me knowledge/prevention measures that can help my issue not occur as often!"

"Lived here for 3 years, when I first moved in, I had an issue with mold, they came to “fix” it and the mold was still there prior to me moving out. Last summer my AC was leaking, they also came to “fix” it but left a gigantic patch on my wall which let in a bunch of flying ants. Then after me moving out, they kept my security deposit and decided to charge an extra 3k for clean up fees and repairs, when the only thing I didn’t clean was the carpet because it had a pile of mold. Wouldn’t recommend living here."

"This place is okay at first but once you start living in this complex nothing ever gets done. My heater was broken for 6 months and had to buy a space heater for some heat even though i called and emailed maintenance and talked to the leasing office. My tiles in the bathroom have been broken for about a year and they don’t seem to fix it but know of the problem. Recently i have a gnat infestation but no one wants to fix it after emailing and calling. Please do not live here, for your own health."
