The Preserve at Woodland 2351 Valleywood Drive Southeast, Grand Rapids, MI 49546

"I lived at the preserves at woodland from June 2022 to June of 2023. I waited to make a review in all honesty because I was afraid that they would try to come after me for leaving a bad review. I have looked at the reviews every now and then to see if other people had similar experiences and feel compelled to leave a review since they seem to be sneaking in positive reviews that probably aren’t from people that actually lived here. Moving in June it was hot. We had the AC set to 68 which is where I have set it every where I have lived and never had an issue with pricing or ac units giving out until moving here. The office hands out a paper with recommendations for setting the AC and the paper I believe said to set it at 73-74. The AC went out shortly after we moved in on a really hot day the inside of our apartment got to about 80 before maintenance was able to come the next day. I didn’t really think anything of it. When maintenance came they just said that a fuse had popped and showed me which fuse it was for when it happened again. And it happened OFTEN. So something wasn’t right. An AC unit shouldn’t be popping fuses. Our electric bill during the summer was about $300 per month. I have never seen such a high electric bill. During the winter it was about $30 per month. I reached out to the electric company first to see if something was wrong on their end. They recommended we shut the AC off for a day, we had one of the meters where you can see your use day to day online. Sure enough we barely had any usage the day the AC was off. We also tried just setting it at 74 like the office recommends and it still used an absurd amount of electricity. We contacted the office to inquire about the AC unit not working properly. They would have maintence come out and nothing ever changed. They would say everything was fine. When we looked at the AC unit ourselves we noticed they were not using the correct filter in the AC unit. We met with the office manager and a lady from the management company and the lady from the management company tried to say her electric bill was $400+ for her house and our electric bill was completely normal for the size of the apartment. The AC was also making a lot of noise, there was a hole on the outside venting so we think there may have been debris where the fan was but the maintence man, the office manager and the lady from the management company came into our apartment and we turned the AC on for them to hear it and they all sat there and acted like it wasn’t making an absurd amount of noise. Moral of the story the office staff and the management company will gas light you. It was an absolutely horrible experience. The pool was closed for more than half of our time there to be updated so that should be really cool now. But I would not recommend living here if you enjoy using your AC."

"I have not lived here myself, but have had a few friends that have moved in somewhat recently. They have spoke about the great help from the ladies in the office and also proper maintenance of the buildings. My friends have been anticipating the end result once some the projects are completed! Location and a supportive staff sound like a win here!"

"We’ve been living here since January of 2020 and am pleased to say I haven’t had any problems with this apartment complex. They’ve been quick and accommodating to every request we have needed to put in. The newer leasing professional, Rachel has been absolutely amazing and very responsive to any emails or calls and is very easy to work with. We are very happy here."

"I loved living at the Preserve at Woodland! The apartments are updated with beautiful kitchens, huge living room and dining room spaces, and massive bedrooms. The maintenance team always responded quickly when I needed things fixed and the ladies in the office always greeted me and my dog with a smile (and treats!!) I highly recommend checking out these apartments if you’re looking for places to live in GR!"

"Stay away from S4 and honestly just this place in general. This was the worst experience I have ever had with a customer support team. These pictures are the 3rd occurrence of mold in our apartment that we dealt with, and all they wanted to do was clean the carpet. Not resolve where the moisture was coming from. Every time I asked, I got a reason why they couldn't seal an obvious hole in the wall. Also, we had an obvious crack in the foundation on our north wall that literally poured water every time it rained. The only thing I got from Megan was a "I've reached out to some vendors to repair the leaking." Then, after 6 months, it was blamed on blocked gutters. Blocked gutters don't matter if there is a visible crack in the foundation. Absolute neglect of housing conditions to a disgusting degree. All I ask is to not end up in the med center dealing with long-term health ramifications from black mold exposure week after week. Absolutely disgusting. (Side note: other tenants in our building said this has been the same issue the last 3 tenants there have had, so trust me, this company is not actually taking care of their units. GROSS)"
