"AVOID IF YOU DONT HAVE A GROUP OF 4 GOING IN! Going into my second year here, 2 of my roommates moved out and we were “matched” with two randoms. The other girl and I are non smokers, partiers, or drinkers. The first night one of them showed up, our apartment was hotboxed, had multiple men in the living room until 10pm, and she was very standoffish. It became clear within days that this was a place I no longer felt comfortable living in, so found another place and moved out asap. Fast forward 2 months, the complex informed me that someone was signing on my apartment and I needed to turn my keys in as soon as possible, which I did, only to get a call one week later that the new tenant had a pet and was actually being moved into a different unit. We later found out they didn’t properly remove her from my account for another month, so they had been filling other relent units instead of mine which was “first on their list.” 3 months later, they are avoiding my calls, won’t give me my keys back, but still demand $900+ a month from us with the threat of legal action if we don’t. The office staff seems to change every month, and the manager will only talk to my dad, whereas I (a 20 year old girl) only ever get 1 or 2 word answers from everyone in the office."

"Find another student housing option for your kids!  Want to pay your child's rent with a check?  Too bad, they refuse to accept checks.  What if you have a 529 college savings plan that requires you to pay for college expenses with checks?  Not their problem.  Of course you can just give them direct access to your bank account assuming your bank allows it and most college savings accounts don't.  Or you can pay with a debit card, again disallowed by most college savings accounts, and now they change a $29 fee every time, even if you're paying less than $100 in electrical overages.  If you don't like those options you can have your child take a bunch of cash to CVS because that sounds much safer and more convenient for all involved?  And now they're trying to get all their residents to sign up for a credit line to pay their rent because teaching young people to put their basic living expenses on credit is such a financially responsible idea.  Seriously, I'm tempted to post the email in my review.  Does UCF know you're doing this?  Too bad there's not an easier solution like depositing checks once in a while... you know, like every other student housing company. Management at this company needs to be replaced!"

"Live anywhere else. They won’t inform you if someone requests you as a roommate which is EXTREMELY DANGEROUS. The trash valet won’t take your trash if it’s “too heavy” even if it won’t break the bag, which makes sense considering they pay one person $30 a day to clear the entire apartment complex. If you have an overcharge and ask why, the most specific answer they can give you is “electric”. Even if you call their provider they won’t give you any information about what is causing an overcharge because “Duke just reads the chart and sends us what you owe”. So they could basically charge you anything and there’s no way for you to fight it. Vendors decide to stay in your apartment on the week days till 6 or 7pm but while also decide to come at 8:30 am on weekends to drill and hammer in your apartment (just for your maintenance request to NOT BE FIXED). The wifi has been awful for the past few weeks and will usually completely go out once a night. Maintenance decides to turn on every single light (including fairy lights??) when ever they decide to come in. No wonder we have a $70 overcharge. Don’t pay for the pond view. You’ll pay $5 extra a month for a fountain, in my year of living year, has NEVER been on. Send maintenance requests that’ll never actually be fixed and that they’ll charge you fees for later."

"Having to move suddenly because of a bad apartment and landlord was a stressful end to my 2022 year. Moving into Orion in 2023 was a pleasant experience where I finally felt very safe and heard by a leasing office. Apartments have great features and I love accessing the gym and pool in my free time. Only complaint is the amount of speed bumps in the complex. Would live here again 100%!"

"It’s alright but one weird thing that I’ve noticed is they have people coming into your apartment like every 2 weeks and it’s for never-ending reasons. Like in the past few months I get an email like every week about it, and it starts to get annoying. Inspections, replacing cable boxes, painting the front doors, checking fire system, checking for mold, dryer vent cleaning.. like it’s always something and always someone coming into your space. I’ve lived in 4 student housing places and while it’s expected I’ve never seen it be this frequent. So if you’re someone who likes your own space, just know you will have strangers entering it non-stop all semester. One a more positive note, the community is pretty quiet and laid back and it’s perfect if you enjoy that and need that environment for your studies. The bathrooms are beautiful and very spacious, and so are the kitchens and common area. You get a walk-in closet too and it’s really nice. The people who work here have been very kind, especially the other students who work in the office."
