Villa Valencia

"I don’t write reviews, but Villa Valencia has the worst management and I need to warn others so they don’t have a similar experience. They don’t check resident tag records before towing, and the property manager requested to have my boyfriend’s car removed while we were away for Christmas. Villa Valencia hires Airport Towing, and the property manager lists cars of residents as abandoned. They also tow cars of residents unknowingly during roof maintenance, and then attempt to charge residents a fee for parking in maintenance zones which management never marked or blocked off initially. Neither Villa Valencia or Airport Towing contacts you to notify that your car has been towed. The mail doesn’t work and my boyfriend has talked to property manager, the mailman, and the post office and still hasn’t received his mail. He has talked to other residents and has heard the same things, one resident told us that the gym hasn’t been open in 3 years. The gym has never once been open since my boyfriend moved in July and the pool was only open during those two months and now, during leasing season. The staff and property manager of Villa Valencia have only caused stress and not made anything easy."

"To start off with, the apartments are spacious but many of the amenities will break. Right now I have a broken stove, broken doorknob, the disposal doesn’t work, etc. Honestly that stuff is minor in comparison to how many times they will tow your car, without warning or contacting the owner of the vehicle. It appears that they have some sort of connection with Airport Towing on coloniol and they will find any reason to tow your car, stating it is abandoned, if your tags are out, etc. I never even normally leave reviews you can check my profile and they are all positive but these guys deserve it."

"This is a nice community…. If it’s your first apartment, you don’t have high expectations, and you can’t afford better. The good: It is in a good spot as far as it being near stores, Valencia, etc. the leasing office always responds quickly to me. Maintenance is also punctual, they’ve fixed 3 things for me and each one took less than a day. The apartment itself is nothing to write home about but I haven’t had many complain The bad: The area is bad. The apartments nearby constantly have police (call logs have said armed robbery numerous times), there’s also constantly ATVs, dirt bikes, and riced out civics flying down the road. I should also add, the ATVs and Dirtbikers half the time live at Villa Valencia and ride them around the parking lot. I have only had a few issues with neighbors which isn’t Villa Valencias fault, but they need to enforce things better. There’s been a couple instances where my dog has been attacked by other peoples dogs while we were out walking. I also hope you like the smell of weed because frequently when out walking by the apartments, you’ll get a big whiff of it. I’ll also add, this isn’t their fault but more so the company they hired. They have been replacing the roofs recently and I have found nails ALL over the parking lot. I was taking pictures to document it incase they ended up in my tires, but I got tired of taking pictures every time I walked out to my car. I am sure that if they were to end up popping someone’s tires, they’d refuse to pay for it. When you are driving on tires that are over 450 a piece, that isn’t something you enjoy seeing."

"Don’t move here, worst place to live. Hired a roofing company to fix the prior damage and leaking issues, the roofers forgot to the tarp the roof and water came flooding into my unit. The property manager or the front office (more specifically Karen) was not helpful with the situation. They continue to be rude and disrespectful and try to treat the tenants like they are incompetent. You WILL deal with a situation if you decide to move here."

"I will not recommend this apartment complex. We got charged an application fee for an apartment that was supposed to be available according to the leasing advisor. I wish I knew her name, but I think shes the only one always there anyways. The apartment ended up not being available, therefore the application was canceled and never processed. Its been a couple of months, we’ve been patiently asking for a refund all along because of their mistake and misinformation. Up to this date, we haven't gotten our money back after they promised we would. The property manager is always at the office but NEVER AVAILABLE to help residents or anyone that walks in that door. She likes to hide away in the back office and her leasing associate acts like her shield, full of excuses to keep her back there. Incompetent human beings, something so simple it is to just refund the money and they cant even do that. Like I mentioned, we’ve been very patient .. they are definitely not willing to fix the issue. This is considered to be theft, my next step is to take legal action. Tired of wasting my time with ZRS management. Stay away!"
