"New Management, Rangewater, is horribly disorganized. Since they have taken over I had a Eviction notice meant for my neighbor posted on my door, along with a delinquency notice meant for an entirely different neighbor. For months since they took over, I have given them my renters insurance over and over again, physically and digitally. Every month they promised it would be resolved. Last month we had a forced $30 renters insurance tacked onto our bill due to ours not being on file. I finally went into the office furious and I guess that’s what it took to REALLY review why it wasn’t registering. Upon review, they made it sound like my fault over the matter “oh you didn’t update the address”. I didn’t know I had to, and their other agents never mentioned it. Every-time they took our insurance and promised it would be fixed. When I told them that, they responded with “well it wasn’t me who dealt with it”. Okay but it was two other agents of RANGEWATER, didn’t know I had to seek out someone in the office who actually knows what they are doing. No accountability in this company. Ironically, Another person with the exact same issue walked in as I was finishing up. When it came up for us to renew, 90 days out, we came in the office to discuss renewing and they stated offers weren’t ready yet. Our lease required 60 days notice of intent to leave or renew (most places send the offer 90 days out so you have time to consider the offer). Rangewater gave us our offer exactly 60 days out at 5:00pm on a Friday. We went into the office the next day to discuss, but the property manager wasn’t there so we could not. We were told they would reach out, they did not. Good luck getting them to answer phones, as they never respond. Nor do they respond to emails. Once I finally did get a response, they stated that normally they require 60 day notice for renewals, but they will make an exception for me, AGAIN treating their incompetence as my fault. RANGEWATER gave me the offer on the 60 day mark, then became unreachable. By the time we got ahold of them to negotiate the renewal we were at 45 days out, and that gave us no time to find a place to live AND move everything, so we reluctantly renewed. (Our rent renewal went up in price even though rent was trending downward and they were even offering a free month of rent to new tenants) They offered a free month of rent, but still couldn’t keep people in the neighborhood and now are offering two free months to new tenants. Which is attracting some careless people who have no issue trashing the community, being loud, and overall unpleasant. They get their two months free then either break the lease or get evicted. Two units in my building got evicted recently and both are currently sitting empty. The community was great under previous management (BH) but it’s been spiraling since thanks to Rangewater’s incompetence As for the good: The natural beauty of the flora and fauna in the community is incredible, the apartments have a unique and spacious layout, and the maintenance team (inherited from BH) are godsends and the saving grace of this community and their reviews here on google."

"I love the place. I was helped by Mr. Austen and from the beginning he went above and beyond to help me and my husband during the application process and making our move a smooth one. He answered all my questions and had A LOT OF PATIENCE dealing with us during the process. It's been a month and so far I love how quiet it is and how clean it is. It feels like a safe community. "UPDATE I have been here almost 15 months now and have removed two stars. The reason for this is inconsistencies with the management and staff. You can file several noise complaints and call security multiple times and several months go by and then they finally kick the problem neighbor out that was stealing from vacant units and smoking weed that came through the vents. The maintenance staff continues to good a good job but the new system for submitting maintenance requests is not user friendly. Also there is inadequate parking and the lawn care team is constantly blowing yard waste in front of my door and on my car. Also they have a sign at front that says they a check driver license but they do not - they should. That brings me to the next part someone stole my package worth $200 and they did nothing about it. But then they have the audacity to charge $1900 a month and THEN the moment your plate sticker expires they try to tow your car 48 hours later. Thankfully the office has given me an extension. I might add more stars back - we will see. I have lived here going on 4 months now and the amenities, the staff and the maintenance crew are top notch! They have awesome events as well and take great care of the grounds and make sure the residents are happy. They have great customer service and the apartments are so nice!! They have valet trash pick up every week day! I love it here! Super safe and good security too."
"I lived here for 2 years and it was a 10/10.. management recently changed and you can’t get on the phone with these people to save your life! And good luck emailing them because you won’t hear back from them either. I was told since I gave a 45 day move out notice instead of a 60 day notice that I would have to pay a months rent ($1940) okay.. no problem… I received an email shortly after I moved out stating I owe $2995. That’s over a thousand dollars more than I was told BEFORE the management company changed. I’ve showed proof via email of the amount I was quoted and still no one has gotten back to me. Very quick to charge someone but can’t even answer the phone. I’m so happy I moved out shortly after management change because these new people are not doing a very good job. The old employees were amazing and always made sure to take care of any issues tenants had quick and efficiently. I can see this neighborhood going downhill very shortly."
