"Adia is a very rude person. They don't fix anything in the apartment. The workers are nice, but the people who run the place aren't very nice at all. The rent is sky high for a 1 bedroom apartment. Even if you pay your rent on time and are there for years. They won't rent you a studio apartment. I know this because they did that to my neighbor, who fell and got hurt couldn't pay for her 1 bedroom apartment asked to be moved to a studio apartment. They said NO."

"All the 5-star reviews here are most likely fake. The only good thing about the apartments are the wood panel floors. The main problem here is the office. When I first moved in, they left out quite a few important details or bad information. Besides the fact that NONE of the numbers (security, maintenance, etc.) worked for their info sheet, THEY DID NOT GIVE ME A PARKING permit. Their shady tow person (which is a totally different company from who they say they hire on their information packet) towed my car and damaged it, they somehow destroyed the radiator and radiator support, and also the serpentine belt/gear). Both the apartment and the tow company refused to reimburse me for any damages. Their attitude was indifferent and almost callous. I was out a grand for the damages and lost lots of time and money over the whole ordeal. I actually called ODP regarding the tow and the officer in charge of towing told me he spoke to the tow company in question over their failure to follow protocol, which doesn't help, because I still didn't get my money. Other things to note - the office manager is extremely rude and unprofessional. I've called for security or maintenance issues and she said she'd reach out to them, but never did. I know this, because I'd catch the guys working around the place and asked for their numbers, called them after calling her, and they did not know anything about my requests. Our dishwasher has been broken since we rented the place. The AC has broken down countless times and the maintenance guys actually gave us window units to use (for months). Poor guys had little to work with. They seemed embarrassed that the place didn't have a budget for them to fix things with. My neighbors were constantly hanging out around the place and one of them had a mentally disabled teen that they left at home all the time. The kid stalked me and tried to force his way into my place more than once (in a "romantic" way). In summary, this place is a sh*t show. For the money you pay, you can get better literally anywhere besides the more undesirable parts of town. 50% of the problem is the office manager, the other 50% is the owner who doesn't invest in his business! I only came here, because I was in a tight spot and there was nothing else available at the time. I highly suggest that you avoid this place if you can help it."

"Just moved in to Royal Bay Apartments and I am so happy!! I have been looking all over town for an affordable apartment and everything I found was dated and worn out. My apartment at Royal Bay has been fully renovated with modern amenities. New kitchen, bathroom, flooring and paint. Adia the manager was very helpful and courteous as well.."

I’ve never waited for maintenance or security to come and assist me. In fact, they are very nice. The building is nearby everything, like airport, malls and downtown.
