"I lived here for 2 years rent started at 900 then went up to 1100. When I left it was 1300 for a 1 bed room no closets except in the bedroom. My apartment was on the second floor beautiful view of the lake and plenty of parking because I was on the end. My only complaint was a neighbor who drove everyone crazy with his daily concerts a few times till 3 in the morning.Thee roaches in the kitchen were horrible I sprayed constantly. Most of the office staff was ok. When I left I made sure everything was clean and I left a .month early. They still charged me crazy fees. Now I heard my small 1 bedroom is 1700$ you should be ashamed of your self riverpark. People cannot survive in orlando anymore. Try lowering your rent ."
"Decent place to live, you only occasionally hear gunshots. On the other hand when your lease is up they give you a paper titled, “Don’t flaminGo” requesting you for a 30 day notice if you wish to continue a lease there. Now to any normal person that would mean if you weren’t to give a 30 day notice that you’re staying, it’s the same as giving 30 day notice that you will not be renewing your lease there. To river park apartments they still want you to give a 30 day notice of vacating, which makes sense but if you’re going to ask for 30 days notice to renew your lease at least mention that you’re still required to give 30 days notice that you’re leaving. Now I have to pay a $1,500 rent for a place I’m not even living on top of my current rent. The staff just has poor communication with its residents which is not acceptable."
"My first River Park experience was in 2010 when I graduated high school. Some friends and I rented a 3 bdrm together and stayed for a year while we all started our first year of college. After we all moved out we actually moved back to River Park in 2013 when we realized the grass isn’t always greener. A year later I fell in love and my current partner and we moved into our own 1 bdrm unit where we stayed from 2014-2023. River Park is a good mix of families and college students. I started off as one of those college students but over the years I began to fall into the “family” demographic. The pros: -Maintenance staff is really nice! I’m going to miss saying hello and chatting with them on my morning dog walks. -Great location: 10 minutes away from campus so you’re just outside the UCF traffic and noise, 18 minute drive from downtown, 20 min drive from the airport. -The complex shares a gate with Jay Blanchard park so you can walk straight to the park. -The pools are clean and always busy in a good way on the weekends. -Cable (+ HBO) and internet (not fast) are included The cons: -Good parking spots are sometimes hard to find The reality: -You get what you pay for. If you can qualify for low income apartments that’s great! Good luck with the higher crime rates though, and I mean that, it’s a chance I would have taken to save some money but I never qualified. On the other hand, if you want to pay more for the luxury apartments on Alafaya where they change their name every year because the crime rates are higher than the low income apartments… well that one is up to you. I don't use my real name to leave reviews, but this is Apt.1634 signing out!"
"I lived here for three years and enjoyed it. It’s one of the few places in Orlando where you get exactly what you pay for. Nothing more or less. The updated units themselves are now outdated by 10-15 years but again they’re not selling you a luxury, state of the art apartment. I lived on the second floor and never had any issue with pests. They pressure wash the breezeways fairly regularly. Grounds and main pool are well maintained. The secondary pool gets a little dirty from time to time. Maintenance is very responsive and seem like good guys no creeps. Office staff is hit or miss when it comes to customer service disposition, but they are good about sending letters/email with announcements and inspection notices in advance. It’s a huge complex with only two dumpsters so the trash does overflow regularly and there and raccoons and cats all over at night but nothing crazy. The neighborhood is like 50% college students and 50% families with kids so you can’t expect complete silence every night. Everyone is friendly for the most part. Loved having the park at my backdoor."
"In 2018, I moved to Florida for a 1 year job rotation. I am a 22 year old female and this was the first time I would be living on my own and in a new state. Countless hours of research led to my decision to live at River Park Apartments for the year and I couldn’t have made a better decision. I scheduled a visit to view an empty apartment a month before moving in and it was exactly what I was looking for. The single bedroom apartment was very spacious at 832 sqft and had a 64 sqft patio as well. I got a first-floor apartment in the front of the neighborhood. The entire complex was clean, the facilities were well-kept, and the staff was extremely friendly. Ask for Nicole Crangle to help you, she’s the best! The paperwork and move-in process were quick and easy, any maintenance requests were always satisfied within 24 hours, and the kitchen/bathroom was upgraded early into my residency, giving me new countertops and new cabinets. It looks really nice! The washer/dryer in the apartment were like-new and the stove, oven, and fridge worked well too. I had a great view of the fountain in the pond in the middle of the complex. I also had easy access to the river next to the complex at Jay Blanchard Park, where River Park offered free canoe, oar, and lifejacket rental!! The canoes were in great shape and I always had fun on the water. I also took advantage of the beautiful pool and hot tub on premise. The pool was very clean and refreshing, as was the hot tub. The hot tub required no heat up time either, which was useful on those chilly nights. For the hot summer days, River Park also offered comfortable pool chairs to lay out on. River Park provides free cable, and they even offer their own Red Box service by having 100 or so DVD/Blu-ray movies on hand for free 24-hour rental. Another 24 hour benefit they offered was their on-site gym. The gym was being remodeled when I was last there, but I bet it is even better now than it was when I lived there. They also have racquet ball, tennis, and volleyball courts I believe, but I have not used those. A few little out-of-the-ordinary things about River Park… On certain days, they’ll give ice pops out at the pool, they’ll provide breakfast and juice/coffee to their residents exiting the premise, and they’ll give you a small token of gratitude to you as you move out. It’s the extra little things they do that really make them stand out. Overall, I had the best year ever in Florida and I am so grateful that I found my place to call home. River Park Apartments was the best choice to me and I’m sure it will exceed your expectations as well! Welcome home. :)"
