"I gave four stars for the convenience of easy commute to work, and shopping location. I resided at this location when it was Arium Balasands from 2015 to 2017. Coming back; however, the property has somewhat deteriorated. The gates never work (major safety issue), and the security does not patrol enough; subsequently noise at the Pool area goes beyond the dusk to dawn rule. For the cost of the Apartments, I believe more care should be given to the property."

"***PLEASE READ IF YOUR PLANNING ON MOVING HERE** On my move in date Sept 22, 2023, Nothing was ready! Was absolutely disgusting, my garage door didn’t work …their were pieces on the floor, there was roaches in my bathroom, my bathroom had a leak and mold (I informed them about the mold and they spray painted it) also the bathroom tub/shower was so yellow & filthy, the toilet was not attached to the floor, the air vents were completely full of dust and dirt, my balcony door was open and didn’t have a lock, my dryer had rust, the gates DON’T CLOSE, the list goes on. I was given false information about the whole apartment! Please be aware, the office doesn’t care about your opinion, and won’t even answer the phone. Also, I informed them about the reviews before moving in and they told me they are fake people who left reviews. Please take your money and run. The pictures explain it all."

"This is the third apartment I’ve rented in my life. Out of the three, it’s been the most expensive, but the worst quality. As I’ve read in other reviews, we’ve also noticed there clearly was not a walk through done before we moved in. This company bit off way more than they can chew with almost 300 units. It was a nightmare upon arrival. We found cigarette butts, dead cockroaches, dead bees, used q-tips, and underwear all throughout the apartment. There was hair from the previous tenant all over the bathroom sink. Our washer leaked all over the garage upon first use. There were missing handles from kitchen cabinets. The floor inside the apartment was very dirty. The list goes on, but I’m sure you get the idea. The only good thing about this place is that the one maintenance worker they have gets the job done. I highly recommend avoiding this place, but if you choose to rent here, expect there to be delays as soon as you move in"

"I wish I was given the option of no stars for this place. I wouldn’t recommend this community to anyone ever. We moved in July 28th and from we walked in the doors we were ready to pack the uhaul back up. The leasing office clearly never came for a walk thru before providing the keys and the only walk thru we got was two days before with the painters and everything still in the unit. We figured the unfinished work we saw would be completed once we got the keys. WRONG! We walked into our new apartment with knobs missing on 13 cabinet and draws throughout the unit. A leak in the bathroom shower from the A/C unit above it that’s clearly been there for a while because there is a hard yellow stain now in our tub and on the tile as well as little to no grout area. The A/C ducts need to be cleaned because the bedrooms don’t get cold enough compared to the living and kitchen area. There are cabinets that don’t close completely. An exposed hole from outlet that was removed and not covered back. There are holes in the windowsill that is allowing ants from outside into the apartment. The diverter in the shower does not work so the water only comes from the shower head. A stain from what we can only assume was old water damage still showing on the ceiling. There are black speckled spots by the A/c vent in the shower. When we were given the move in sheet we filled it out with all of these expecting them to go in as work orders it’s been 3 weeks since then and we’re just finding out that nothing on our move in sheet was even put in the system. When we ask about the work orders the office is saying they are outsourcing to other communities to handle the situation which is crazy to us. They’ve got a 2 pools on property one having been condemned by the Dept of health. They’ve got gates on the property that stay open allowing anyone off the street to walk right in. Frustrated and kissed off is an understatement at this point. Attached are just some of the photos"

"Front gates are ALWAYS broken. Been broken for last 2 years (see photos). Gym door is broken & unavailable after office is closed therefore no 24 hour availability. Simple apartment repairs take months. Still waiting on repairs from 3 months ago. Very little parking. Commercial vehicles take up parking spots & they will tow your car although inadequate parking. Cars race through streets…."
