"Literally, my worst and most expensive renting experience. If you are considering this place to move in - my advice: DO NOT SIGN THIS LEASE, DO NOT MOVE IN HERE, RUN! I've been living here since May 2023 and now I see why they want to give you an extra long lease term (they gave me and my husband 15 months lease) and why they always have so many vacant apartments. I regret living here every single day, it was such a mistake to sign this lease with Modera Creative Village. Here I will present my point by point experience that I hope will explain to you my reason for this great disappointment and remorse. - Cardboard walls and floors. There is no concrete in this building, it's built of zero noise cancellation drywall. You will hear your neighbor's kid crying in their living room, you will hear cats running and jumping from your neighbor above, you will hear neighbors arguing or having a fun time. Everything will be heard. You will know the music choice and preference of all of your neighbors. Once we had to call the police for our neighbor's electro guitar concert that he decided to perform, I'm guessing using us as his unwilling audience.This is a real project level life-style experience living here ✨ - Feces and pee in elevators and hallways. And that's understandable because almost every apartment here has at least one dog, and many times it's two and even three, it is very common here. So these kinda accidents happen ( And they are NOT happy accidents) - Tiny garbage shouts that require extra force to squeeze trash bags into (quite unpleasant thing to do every time), resulting in constant piles of trash in trash rooms. - Built-in internet provider with constant ping surges because of un-resolving interfering itself with the wireless mesh network. Specialist from WhiteSky was trying to fix our problem with surges but it was not successful. You will not be able to pick an internet provider here. There is only one that they will give you and you will be paying for with no choice and alternative. I work from home and these surges are very annoying. - Faulty fire alarm system that went on more than 10 times without fire emergency since the time we moved in in May. And this sound is so loud so your eardrums will hurt. On Feb 8 at 10:40 pm this thing went on again for now reason and was constantly going on and off till midnight. Nobody was rushing, even the fire department, cuz we all know it's not a real fire emergency, as usual. - Flooding on the third floor of the parking garage caused by bad projecting and pool leakage as a result (pool's bowl is located on 3rd floor, so you can access the actual pool from 4th floor), a small moment, but explains a lot about the overall experience living here. - Broken gate for months for "secured parking", price for which is not included in rent, so if you need a spot then you will have to pay extra and you can not get more than 1 spot for an apartment smaller that full 2 bedroom (1 bed 1 den is getting just 1 spot as well). And today, Feb 10th 2024, we have a public event in front of Modera Creative Village with people visiting it using it as free parking, occupying all parking spots on our "secured parking" with broken gate leaving tenants with NO parking spots we paid for. - Homeless people sleeping in the lobby and pool areas. This is understandable, there is no access problem here, the gate is always open. Overall, I wish the buyout price was not so high, this place is awful on so many levels. Sometimes I think we need to start a collective lawsuit against this place to get out of here and let others know about this place."
"There is absolutely no safety at all in this Community We paid the parking fee but the gate to the parking lot is always broken. This time it has not been repaired for more than two weeks. The garage can directly enter the building and use stairs to reach all the amenities Homeless or outside people always enter the community swimming pool .Because all the amenities are basically on the fourth floor, so that is why we chose the fourth floor at begining, but the gate leading to the swimming pool were broken, so homeless people could easily enter, and they even lived in model homes, because The doors to model homes are never locked. I had someone kicking my door very hard every single day for more than a month. Finally one day I caught it and found out that it was a group of teenagers . And there is one night a lady try to break into my unit in 12:30pm.There is always dog urine and feces in the elevator. I always smell smoke and weed in my room. I don't know if it's from a neighbor or someone smoking in the stair room.Many neighbors rent in groups, with many people entering and exiting the same unit.Recently, the community gate and the garage gate are all broken, I feel that it is very unsafe to live here, and I have to move out immediately! After I talked to the apartment manager, they actually told me that they thought it would take 3-4 weeks to get the gate parts, so they were not responsible for not repairing the gate .Our safety issues were not enough to terminate the contract early. They are completely indifferent to safety issues. I have contacted a lawyer. I want to know whether it is reasonable, legal and compliant for us to pay expensive rent to live in a community without any gates in downtown?"
"Rudy is very kind. She is very considerate also, when I see her in the mornings on the way to work she opens the elevator for me. She also does a great job keeping the complex clean. She deserves a raise for her courtesy and kindness!"
"I did the tour nd it was great but when I did the application I had a different price from the one I got quoted for. Well, mistakes can happen but then I went in person and they confirmed the price, nobody said anything. I paid the deposit and scheduled the move in date. When I went back home I saw an email at night saying that the assistant manager made a mistake on the price. BUT it wasn’t only her fault since the system was also showing that price . She also said that they had more quotes which was how she figured out the price error. So in my opinion when someone accepted to pay the higher price they immediately regretted the price that I got. I have a video of the system giving me the price, guarantors confirming the price and when i went in person everything was fine. I SIGNED A DOCUMENT WITH THE PRICE AND THEY CHANGED TO ANOTHER PRICE. I don’t care about who’s fault is. I just want what i signed and got approved for!"
"With our lease coming to an end next month, I thought it was time for a review. Being honest, us living here hasn’t been 100% perfect, we had a couple issues, but how management handled those issues more than made up for it. Things go wrong, it’s life. I think what really matters is how a problem is handled. Kelly Marsh (the Senior Community Manager) has truly gone above and beyond. She has bent over backwards for us whenever we had an issue or needed some help. All of the staff, down to the maintenance employees are lovely. There is one leasing agent who is not the warmest person, but besides her everyone else is incredible. The apartments are beautiful and we haven’t had any issues with our neighbors. Everyone is pretty laid back. This is probably one of the calmest apartments in the downtown area. The worst thing that happens here is occasionally an elevator breaks, but that’s it. We are a couple blocks from the Mens homeless shelter, but I’ve never once felt unsafe. The only interaction I’ve had with any of them is them telling me how beautiful my dog is. They’re either friendly or keep to themselves. If you want to be in downtown but want to avoid the craziness, this is the place to move.
