"*All the 5 stars are bots. Don't be fooled!* The worst apartment I have ever rented, hands down. It's a crime how much they charge people to live in this dump. The apartment they stuck us in has extensive water damage and the complex lied to us by saying it was just "renovation." After speaking with previous tenants and neighbors who have resided here for the past few years, I now know about the pipes bursting and Waterton's cheap, quick band-aid fix to get the apartment ready to rent out again ASAP. Incredibly strong mildew smell and bubbled wood that just looks painted over. Dishwasher and refrigerator weren't hooked up properly causing puddles of water to form and our outlets in the kitchen didn't work until we had maintenance come in. The master bathroom faucet was leaking PROFUSELY to the point of causing mold and mildew to form near the drain. Garbage is constantly littered all around the complex, and the front gates NEVER work meaning anyone can wander in. Maintenance is slow to respond and the front office NEVER answers my calls or returns them. I feel like I truly been taken advantage of. We are looking to move out of here as soon as possible and I HIGHLY recommend looking somewhere else for a place to live. Watch out for building 22!"

"If I could give zero stars I would. DO NOT MOVE HERE!!!!! I was followed in through the always broken gates, and almost abducted in front of our building. When I brought it to managements attention, I was told it's Atlanta. Management at that point admitted to both my husband and I that they didn't do background checks up until recently, they couldn't even tell if they were given a fake ID. They didn't even do income verifications! We wondered if this was their way of making us feel comfortable, or were they trying to let us know that they don't even know who lives here. Kellie and Chelsea asked that we submit a police report, which we submitted along with an email letting them know that we wanted out, 4 days later they only responded when I had to follow up. There was no alerting the community to be more aware, the gates still remain broken, and we still feel unsafe. There are all out brawls in the parking lot, with people screaming they're drug dealers, leasing office just transfers them to the other side of the complex to terrorize tenants there. The amenities are a joke. -gym is full of broken equipment -2 luxury pools which were closed all summer -3 gates, all broken. And when gates do work which is 24hrs max, the call box doesn't so then no one can get in. -If your item doesn't fit in the luxury package locker, it's stolen. -the trash compactor consistently overflows into the parking lot, which is a health hazard. I can go on, do yourself a favor and don't move here, spend your heard earned money somewhere where the management actually cares about more then just occupancy, and getting rent money."

"I wasn’t a fan that you had to use WIPS for your deposit. I had been incorrectly charged for rent more than once. The staff was very nice about needing to correct it. Management has changed several times since I moved in February. Maintenance comes in pretty much every month for something but they don’t allow you to schedule a time for that. They just give you a day that they will be there. The pool was closed most of the summer. Not really a lot of bugs. Apartments are nice and well kept for move in. Pricing is fair and the residents all seem very nice. Seems like they are trying to get their ducks in a row but it’s taking a while. Not the worst place I’ve lived but everything can always be improved."

"I moved into Roswell Village on August 1st expecting what was promoted online- a clean, friendly, environment with exceptional customer service. That is simply not the case. When we moved in on August 1st, we quickly noticed that the renovated unit we were promised was just lipstick on a pig. Although the unit was painted, it was dirty and had a leaking faucet, leaking toilet, missing paint, issues with the dishwasher, a dirty utility closet, a bar of soap left in the shower, missing spokes on the balcony, off track kitchen drawers and missing cabinet doors. It became very evident that no one had walked through our unit prior to our arrival. It is now August 19 and I have had minimal help from staff with the unit. We have filed 15 maintenance requests and only six of them have been fixed. The leasing office rarely answers their phones. The luxury community pools that were promised have been broken for a month and a half. Every time I ask when they will be reopened, I am given a different date. There are other community issues such as the gate to the community is broken and stays open which is a safety hazard given the recent crime on Dogwood Road. A few individuals such as Autumn and Moose in the leasing department have been helpful but overall we are extremely frustrated. In addition, Waterton corporation has provided minimal assistance. There is a sign in the leasing department from Waterton Inc that states: “We’re empowered to do what is best for our residents. Making your satisfaction our greatest success. We want you to enjoy exceptional customer service- in a place you call home.” To a resident who has called the leasing office upwards of 11 times with no response, called corporate twice with no response and has been promised multiple things that have not occurred, this sign is insulting. A resident should not be working harder than the company staff to fix the issues in her unit. This is not “home” for a resident, it is another job. UPDATE- Autumn has been in touch with me but some of the maintenance requests have still not been completed. She did have a cleaning team come into the unit and comp’d us a deep clean. With that being said, only one of the pools is now open and the gates still do not close. We have had solicitors come to our unit which is inappropriate for a “private” community. Roaches and fruit flies are still present. 9/20- UPDATE: The gates have been fixed. 9/21- One of the gates is broken again 10/3/23- The gates are working 10/14/2023- 3 out of the 4 gates are broken. Every time they fix the gates, they are broken within 24 hours. No permanent solutions have been made which continue to put the residents at risk"
