"My wife is a licensed realtor in another state so we decided to work with Behren due to the low commission and from our early conversations, she was both friendly and appeared to be knowledgeable. However, as things went along, there were several situations which were extremely problematic and made us feel like “we got what we paid for”, if that. As part of our strategy to get the best price for our home quickly, we listed the house prior to the weekend and wanted Behren to notify agents that we would collect offers until 10 PM Monday. When we had offers way earlier than that, she pressured us on multiple occasions to consider offers early. We found this to be extremely frustrating, given that Behren told us that she was aligned with the strategy prior to listing. We kept it up there leading to more offers and increased offers. There is no expectation that a real estate agent have the level of knowledge of a tradesperson but her severely deficient knowledge led to her not being able to interpret the buyer’s home inspection accurately, leading her to failing to coach the buying agent through reasonable remedies for the handful of items on the relatively smooth home inspection. For example, the inspector flagged the breakers being from a different manufacturer than the outlets, which, to anyone who knows anything about electricity, is not an issue at all. It was the type of item that I am sure that inspector flags in every inspection they do. However, Behren entertained these as valid concerns. Then when I responded, agreeing to all of the legitimate items flagged and offering to throw in a home warranty to be extra generous, she did not present this to the other agent with any level of confidence, based on her own assessment to me of the exchange. In fact, back when we were collecting offers, she advised us to accept that buyer’s offer when we were leaning towards another. She said she knew the agent personally and was confident that the agent would get it done. She didn’t. The buyer walked over the inspection that Behren didn’t understand. Fortunately, the buyer we had been leaning toward in the first place was still in the market and with some minor concessions, they re-submitted their offer. They did close on the house. It was a very scary transaction. We had 3 homes we were purchasing that were relying on the home Behren was selling for us and she did such a poor job representing us that all of those transactions were at risk because of Behren’s lack of preparation, knowledge, and commitment to us as clients. Every time she made a mis-step, she kept offering to lower her commission, which in some cases might make sense. For our transaction, it was extremely frustrating because all we ever needed her to do was to be our go-between, and she struggled mightily at doing that. I objected to the first several offers from her to cut her commission and eventually just needed to accept that Behren was unwilling or unable to present our position as sellers accurately, and just let her cut her commission to get the sale and Behren’s services out of our lives. I am quite confident that Behren believed that we were the cog in the wheel making things difficult. But every step of the way Behren was people-pleasing between us and the buying agents. This kept coming to a point over-and-over again. We kept trying to re-orient her to represent us properly and accurately and she just couldn’t be strong and confident about anything ever. She kept dismissing our experience in Indiana as being somehow invalid or inapplicable in South Carolina. In the end, we sold the house to the buyer that we wanted and Behren didn’t, and they didn’t care who manufactured the breakers."
