"I’ve been looking forward to posting this review for months now but had to wait due to the retaliation tactics that management utilizes as when working with their residents. We are going to end up in small claims court because we are still being sent bills and they are refusing to refund our security deposit which was over +$500 and states in the contract that it is refundable. Run as far away as you can. Rent increases by 200-500+/month every renewal. I lived here for 3 years and once it was purchased and sold last year from Arium to Eller everything went downhill quickly. We ended up moving out 4 months early due to management and feeling uncomfortable on the property with our pets. They come up with lots of random fees you’ll find on your bill if you’re not looking closely. They charge everyone to move out even with proper notice. The admin office staff are horrendous to work with. The manager is NEVER available and will only talk (give you an attitude and dismiss you) from behind a keyboard. If you have animals, ESPECIALLY as service animals or emotional support animals you do not want to live here. I encourage you to google the issues they have had with service animals and disabled residents which have been covered in the past by Live 5. Unless you have thousands of extra dollars to blow and lots of free time to fight with management to have basic necessities met, do not move in here."

"My experience at Eller Mount Pleasant has been nothing but wonderful! Chesa assisted is with our application process and move in and it could not have been easier. With the weekly pest control, amazing communication from the office and transparency, I couldn’t be happier."

"DO NOT SIGN THE LEASE! I ignored all the bad reviews and thought that it would be better but probably the worst renting experience I have ever had. Management company is completely unresponsive—they lost my security deposit and then claimed I owed them money even though they had made a paperwork mistake. Furthermore, the management company lost the paperwork stating that I wanted to move out—fortunately I had made my own record of the notice to vacate but otherwise would have owed them $3200 in rent! Terrible rat problem and ripped up the carpets, never got fixed. Lastly, one morning I woke up and my entire carpet was flooded with water as the ceiling upstairs had pipes that burst. Management took 3 days to fix the wet carpet and then 5 months to fix the hole in the ceiling. Management company is completely incompetent and does not keep good records at all—so if you do decide to live here, MAKE SURE YOU KEEP RECEIPTS! Otherwise, this place will scam you out of all that you have. Pictures attached."

"The location and maintenance staff cannot be beat. After that, it all goes downhill, fast. Zero community activities since Eller Capital Partners purchased the property. The closest thing to a community activity was a blood mobile and sorry, that just does not count. Zero landscape maintenance which is probably my biggest complaint. There has not been a landscaper here in over three weeks! The weedy grass is so high that I cannot even walk my dogs. There is a community off-leash dog park but all the neighbors use the area behind my apartment as an off-leash area and do not clean up after their dogs. I have brought this up to the office staff many times and the only thing accomplished is an email asking people to not do this. Because the property is not maintained, the people living here just seem to no longer care. The pool area is horrendous. The area around the pool has not been maintained and is all weeds and the cabanas are covered in disgusting mildew, as is the furniture in the cabanas. I have lived here for six years and it is time for lease renewal (which the office staff claimed was emailed but was not) and I am torn. I do not want to have to move but am not seeing an alternative at this point. I do feel bad for the people moving in across from me this weekend. At this point, my advice to them is RUN."
