"Rent is paid on time every month. However, they take their time in resolving issues, if at all. My dishwasher hasn't been working since January 2023 and no one has come out to even attempt to fix it. My HVAC went completely out and with the weather constantly changing it would actually be nice to be able to use it. They expect rent to be paid on time but do not resolve issues in a timely manner. If you can find another complex to live in, please do so! Update: My dishwasher still has not been replaced and has not been working since January 2023. They have contractors working on the apartment directly below me and did not give any type of notice that they would just cut my water off. I was in the middle of a shower getting ready for work. Called the office and of course the lady stated she didn't know anything about it and would contact a supervisor to have it turned back on. They cut it back off 30 minutes later. No warning no nothing. This is a common practice with Magnolia and their parent company AMCS doesn't seem to be any better. So calling the office does no good. If you can work on vacant apartments then what's the problem with fixing issues in inhabited apartments? Just to turn around and increase the rent. Another update... They waited until after I complained to print out a notice after they've already turned off the water."

"I have read the reviews online from this rental/property MGMT Co., and figured everyone was right. Called several times, left several messages ( to no avail), no return phone call or NOTHING!! This is NOT PROFESSIONAL !! Had to go to another company that returned my calls in a prompt, and orderly fashion!!! A waste of time!!?"

"Rented from Magnolia downs 2 and a half years ago, it was by far the worst renting experience of my life while living there. Unprofessional, rude, and wouldn't fix appliances that were broken during the entire year we lived there. Now, 2 and a half years later, they sent me mail stating I owe them $837. No idea where this is coming from and it's the first I've heard of it in 2 and a half years. I've called over 15 times in the past few days and sent an email attempting to speak with someone about what this money I "owe" is for... shouldn't be surprised that no one will contact me back to help answer my questions. This place is honestly a joke... do you really think I'm going to just mail you $837 when you don't even have the decency or professionalism to return my countless phone calls? They lack the most BASIC skills when it comes to communication and customer service. It's honesty laughable. Save yourself some trouble and find a different place to rent from. Wish I could give 0 stars."

"Cedrick was awesome. He took his time to figure out what was wrong with my A/C system and got it up and running. Even to though there is still an issue with the plumbing portion of it he did all he could to make sure me, my daughter and my grand daughter were comfortable. He makes Magnolia a better place to live. And he's professional in his his experience I definitely appreciate him coming and taking the time to figure out the problem when no one else would"
