"New management is extremely focused on cutting costs and "maximizing profitability" for the building over the past few months. Word between tenants is the building is losing occupancy left and right this fall and winter as renewals come up. As a long-term tenant, I would not advise renting in this building. They've cut lights to the lobby and no longer climate-control the common areas. Amenity fees have increased year-over-year nearly 100% to $160/unit. The building has doormen but will now charge upwards of $100 per incident if you need a spare key for a lockout or a dog walker. There was recently a fire suspected to be set by a tenant on the 8th floor. I've come home at night to find homeless/disturbed-looking men milling around in front of my apartment door INSIDE the building. There are long-running HVAC and water line issues the building has been unsuccessful in resolving. It's a shame because H&H used to be a great place to live, but many of us are now looking to jump ship."
"The water has been brown and toxic multiple times, monthly even, since I moved in. It’s disgusting and building management will gaslight you. STAY AWAY."
"An "ok" property - no particular architectural interest or style, but not offensive. The units are generic and the common areas are "nice" but generic. Fine, but nothing exciting."
"We loved our time at Hoyt & Horn. The staff are incredibly friendly and helpful, the units are modern and spacious, maintainence requests are dealt with promptly (almost always within 24 hours) and the location is amazing. The A, C, G subway station entrance is built into the building and there are nearly 10 other subway lines within short walking distance. Almost everything you could possibly want is less than a 15 minute walk away. The building is also very pet friendly and the close distance to some great parks is a huge plus. We had some issues with noise and smoke from neighbors early on, especially as some walls carry lots of sound through and vents in the bathrooms seem to carry smoke in from other units. However, we no longer noticed these issues after we flagged concerns with management (unclear if the improvement was just coincidence though). Based on other reviews, it seems like your experience may vary based on your neighbors. The only other issue worth noting is that our AC unit was pretty loud. You get used to the sound eventually but it could sometimes be heard on calls and such. All in all, our experience was very positive and I'd definitely recommend the complex to others."
