"The apartments are very nice. The water takes 4 ever to get hot. My issue is with the office. I advise everyone to have legal personnel read lease before signing. They insist on 60 day notice to move. That was a $4,000 issue we were faced with. Note the water bill print. If you pay water bill you’re paying 2 months behind. We were billed from office $45 and a $10 service fee. We paid the last water bill dated 10/1 but it was actually August bill. We had no idea. So check into that. The lease stated 14 days to receive the deposit back. It took 28 days to get it, numerous emails to Amy and corporate. It never came UNTIL I asked for 2 day and tracking to be sent us. They would not. So I paid $9.99 extra for them to mail our refund in 2 days. Got it. It was worth it. Many issues with the office. Recommendation: Beware."
"I absolutely LOVE living at The Oaks on South Park in Hamburg. The apartment is beautiful, the complex is well maintained. Beautiful trees, flowers planted, and a new pool was added this Summer!!! It also has a gym, and a Community Room that’s available to rent for get togethers!! Amy Mikolajczak, the Property Manager is AMAZING. She is friendly, extremely helpful and makes the process of renting SEAMLESS! She personally makes sure everything is taken care of. I’ve never been happier living anywhere else!! Thank you Amy."
"Worst leasing experience I’ve had. When trying to move out, I was constantly giving different information. Which in the long run ended with them saying that I had to pay $4000 to move out and then more than once I have gone into the leasing office and was never acknowledged I recently tried to go return the keys and someone was in the office and they completely pretended like I was not there. I was there at 11:30 AM. The office was supposed to open at 10 AM and there’s a sign saying that the first hour will be for administration cause. Which is fine, but it’s not OK when it’s 11:30 AM and I can’t even get acknowledgment to turn my keys back in. I know auctions are slim in this area, but unless this is your absolute last resort, I suggest you live anywhere else."
"I am very concerned for myself and other residents. There are tall weeds at the driveway entrance/exit. The weeds impede a safe view. One must inch out carefully. Oaks Management told me a work order has been placed with DOT. I will write to DOT about my safety concerns for myself and other residents. Other facilities on South Park do not have this problem."
"After reading the reviews I realized I had similar situations with many of the 1 star reviews. I was also told my apartment would be ready in Sept/Oct and was also needing to sell my home at the same time. After many phone calls trying to narrow down a more specific date, I was told they couldn’t offer that. Although I was frustrated, it is what it is. Here’s what I didn’t do… I didn’t jump the gun and sell my home. I waited to put my house in the market, but I prepared for the move for months. I worked with my realtor and their photographer and we picked a date at the end of October to take photos of the house. I wanted to be prepared for the move so that when I received the call that my apartment was ready my house was ready to be put on the market. Like most construction and developing, THERE ARE ALWAYS DELAYS!!! September came and went. End of October my photographer was scheduled to come. Three days before the photographer was scheduled to come, I received a call that my apartment was ready and I could move in November 1. While I was panicked, I was prepared. I explained my situation and asked if they could hold the apartment until December 1 and they agreed. My house sold in 5 days and I’m preparing for the move. I have weeks to move and make the transition. I’m not “homeless for the holidays” because I didn’t have high expectations that my apartment was going to be ready when said, as there are ALWAYS delays. I will be sure to update my living experience once I’m settled in."
