"I lived here for a little over a year and did renew my lease once. Pros: -One bill every month, utilities & pet costs included. There is an upfront $300 non-refundable payment if you have pets but no monthly pet rent. -Arlie, one of the property managers, is really great. She always responded to my emails quickly and tried her best to address any problems I had. I appreciated the maintenance personnel as well. -The interior of the apartment was beautiful and was the reason i chose this place. I had a large wall of windows and loved the natural lighting. -I never had an issue with my packages getting stolen; but it had happened to my neighbors. I had a ring doorbell (which i recommend) and I think that it deterred most of the theft. Cons: -Really poor insulation combined with an unreliable HVAC system makes for HOT virginia summers inside. My apartment routinely got 85+ between the months of May-Oct and even trickled into November last year. It was honestly terrible, I had probably over 15 service requests in and unfortunately there was just a bandaid slapped over it every-time. I kept my blinds closed and bought fans to try and help mitigate the situation. I had an end unit facing the street, so i’m not sure if that had anything to do with it. I will say that the common area directly outside my unit was always cooler than my apartment; so maybe i just had a faulty a/c unit. -Crime in the area seems to be getting better, but I did have some issues. My car got stolen from the parking lot in the middle of the night. Obviously there was nothing the complex staff could’ve done to prevent it; it’s just the area the complex is located sadly. Although; I think it would be beneficial to have a gate that only the residents have access to open/close. The parking spots are also really tight. I feel like i was counting a new ding on my car at least once a month. -The walls are thin like the other reviews said, but i didn’t have too many issues. I will say that if you have a neighbor that smokes weed, you’ll know because your entire apartment will smell like it too. IMO people can do what they want, I just didn’t particularly like feeling like I was getting hotboxed when I got home from work."
"Disclaimer: I have never lived here; this is my review as a current apartment hunter. The person I spoke with (Arlie) was very friendly, but otherwise this was a very frustrating experience. No one could tell me whether the unit I was interested in was on the ground floor (spoiler: it wasn't), and when I got to see the unit in person, it was NOTHING LIKE the layout they gave me or the images I saw online. No vaulted ceiling or open loft style at all, and definitely not the square feet that was advertised on the website. Just a small, low-ceilinged, poorly lit unit. Talking to the current resident confirmed my fears about car break-ins and package pirates. They actually used the word "intense" to describe the neighborhood and cited it as a reason for their moving out. I also learned that the HVAC system has been highly unreliable in the past, resulting in unliveable high temperatures and dealt with by inattentive maintenance. Apparently the company is hiring new staff to address these problems, but I'm not about to stake my future happiness on it. I don't think the bait-and-switch apartment tour was intentional, but it was still a huge disappointment and waste of my time. Edit: I appreciate the company's response to my review, but more recent reviews than mine (from actual residents) shows they haven't actually acted on any of the negative feedback."
"This is by far THE WORST apartment I have EVER lived in, in my entire life. DO NOT LIVE HERE. Unless you want to get your windows busted out every other month with NO help from the police or the property, with $2000 worth of damage fees. Save yourself and do not live here. In addition, the heat doesn't work in the winter, ac doesn't work in summer, walls are thin as paper with neighbors that complain about every single thing in the world. Don't let the pictures fool you. Its like garbage wrapped in gift paper. If i could leave 0 stars I would."
"The walls are super thin but I don’t mind it. I say it to say consider the fact that your neighbors aren’t being intentionally loud. I give it a 5 star review because what it lacks in insulation is surpassed by its employees. Arlie is a phenomenal property manager. I’ve lived a bunch of places being military and I have never experienced the type of top tier service she provides on behalf of legend property group. Any and all my requests have been met with respect and she is eager to provide a direct line of communication. I renewed my lease because of her, and recommended friends to move in as well."
"I couldn’t leave zero stars but that would be my true rating. This is the worst apartment building my husband and I have ever lived in. While the interior design is beautiful, the walls are paper thin. We had neighbors with screaming toddlers and barking dogs -all day and all night. The train horn won’t let you sleep. It really never stops - you get 120 dB of train horn sounding every hour or so, 24 hours a day. That’s not even an exaggeration. We heard abuse on a regular basis from our neighbors. Had to call the police for CPS to come. We complained about the noise from our neighbors to management and they would not help us find a solution. While we lived in that building, people moved in and out within just a few months because they also could not handle the noise. We didn’t break our lease for fear of financial consequences of breaking contract. Looking back it would’ve been worth every cent. To add to the quality of Peanut Factory’s management services, when we moved out, we had the apartment deep cleaned spackled all of the holes and they still had the audacity to charge us $75 to “re-spackle” holes in the brick wall. Even before our move out, management doesn’t seem to give their tenants the benefit of the doubt. They avoided us at all costs. Arlie never once answered a phone call. Samantha was the only person there who ever tried to help us. If you move anywhere in Norfolk this is the last place you want to live. This is all an understatement. In response to the management comment below, that is just not true."
