"We have lived at several Legend properties during our time in Norfolk and found Colonial flat to be among the nicest. Malik, the property manager, was always responsive to questions and maintenance needs. Should we return to the area, we would contact Malik directly to find a property under his umbrella of management."

"I would just stay away from LEGEND PROPERTY GROUP in general if your apartment hunting. I had been trying to secure a unit at their other locations and found that to be difficult so I tried Colonial flats as my last effort. Everything was smooth initially, the property manager, Malik facetimed with me and showed me the unit . It would not be avail for move in for 2 months but I was still able to put my eyes on it and get an idea so I applied for it. After a few days passed I still had not heard back so I called them and was informed I did get approved and needed to pay the $500 security deposit. I did so and was advised that I had to sign the lease ASAP (within 7 days of receiving it). The morning I went to READ and sign my lease I saw on one of the documents that the rent had been increased by $400. I immediately freaked out and called the property manager because that change had not been addressed with me. The unit was nice but not worth 2k for a 1 b 1 bath and NO OPEN WINDOWS. I was advised by Malik that it was an error and he would fix it but first impressions are everything so I advised him that I wanted to cancel. He initially advised me that I couldnt cancel but the documents I received from them stated I had 72 hours to cancel or I would forfeit my fees. This was only 24 hours after I paid the fee. When I questioned why I couldnt Malik advised he would need to speak with corporate. Fast forward, Malik calls me and tells me he spoke with corporate and they would be mailing me a check for my security deposit which didnt make sense because I paid ACH and know it could be reversed ACH. He kept advising it "is how we do business" and that it was a corporate decision but when I asked to speak with corporate he told me he needed a moment to let them know what was going on (too many conflicting msgs). He finally provided the number to Shelby whom I was already familiar with because she is responsible for other locations as well. I left her a voicemail and ended up sending a text after not getting any reply from her. Shelby would only text me, she NEVER returned my call and she stated she had to get with Malik to figure out what the situation was. AT THIS POINT I JUST WANTED MY MONEY. Shelby and Malik both kept advising check is the only way and both ignored all attempts to advise why it would be a check and/or to provide documentation that shows they reverse payments by sending checks. Nonetheless after it being so difficult to speak to someone regarding my application and fees I paid, I called my bank and disputed the charge. The very next day I got a TEXT from Shelby saying there's a check on the way to me and an email from Malik showing same (but the last 4 of my card is literally attached to the email) and later that afternoon I received the reverse amount from Colonial via my bank account. I am not sure if they just do not know their policy or if they are just liars that was going to try to keep my money but I would recommend steering clear from people who do not know how to be professional, or who work for a company but does not know the policies. Hope this helps anyone looking to rent from this group. The reviews are poor for a reason. I ignored them on at each property to see for myself and this is truly what I get for not listening. Dont be me lol"

"I’ve been a resident at Colonial Flats for almost a year now & I have nothing but good things to say! The property manager Malik is very nice & is always quick to respond to any questions/concerns I’ve had. The couple times I’ve needed maintenance in my apartment they came the morning after I put my request in. Management also does a good job keeping the premises clean. Rent prices here are also pretty hard to beat considering all utilities, Wi-Fi & cable are included and it’s also super convenient because you pay the same exact price every month and don’t have to play the guessing game of wondering how much your utilities are going to cost."

"At first this place seemed good. The property manager Tamia made sure that residents were taken care of as much as she could. Her area manager, which is the area manager for Tidewater Square, Brightleaf, The Depot, Pilot Place, and all the legend property owned buildings in 757 is name Tiffany. She is very rude to tenants and pulled certain tenants renewals after they were processed on time by Tamia. She does not know how to speak to tenants. Does not handle the needs that she should. Upper management over Tiffany does not resolve issues. Blows them off."

"Colonial Flats has been a great home, although the hallways can echo from the apartments, our unit is quiet, the neighbors we’ve met have been great. The property manager, Tamia, is absolutely fantastic! She’s quick to respond to concerns, and is always friendly. We have needed some repairs on our washer/dryer, although parts took some time to come in, maintenance fixed it as promptly as possible. Only true negative that I can speak on is that sometimes neighbors can leave a mess in the stairwells, but management does regularly remind us to be considerate."
