"1 star is too low. They don’t care one shred about their tenants safety. In the last 5 days there has been 10 cars broken into not to include the one vehicle that was 100% stolen last night. They don’t do anything to up security. Management both on site and corporate don’t bother responding to emails voicing any concerns. Breeden is a scumbag company to say the least."
"DO NOT CONSIDER MOVING HERE. I had to move out of my apartment for fear of my own safety. Management has been aware of all the criminal activity (break-ins, thefts, shooting, other gun activity) that has taken place and is not willing to do anything for the residents safety. Pinewell’s website claims this is luxury living and while you pay the price for that standard, it’s false advertising."
"I've lived here for just over a year and it's been one disappointment and frustration after another. We are sold on luxury beach living - which we certainly pay for, however it is anything but luxurious. I am the moderator of a Facebook group for the residents and needless to say that we are quite fed up with many of the living conditions of the property. I'll start with my biggest issue which is that there is no security on-site. As a result, we have frequent car break-ins, loitering, vehicle theft, theft of packages delivered, squatters, harassment, and other incidences that require the police to be called. Someone was shot here a couple of months ago, which was rumored to be a domestic incident, but it happened in the parking lot after a car chase on the property. One resident had a homeless person living in his car, which came along with bodily fluids/waste. A couple of weeks ago another homeless man spent the night in our lobby, smoking cigarettes. Another woman had her car stolen recently. The list goes on and these things have been ongoing since I've been here. None of these ever improve and yet the best they'll do is have security "on call" - which makes exactly zero sense to me. Firstly, in the event this was needed, wouldn't you just call the cops? Secondly, it works to prevent absolutely nothing. All of the above circumstances are addressed with on-site security. There is absolutely no reason not to have it at this point, given the above. These are NOT isolated incidences; they are common and consistently ongoing. The building is simply unsafe, and the residents are at risk. Next, the building itself seems to have been poorly built. Residents are consistently experiencing severe plumbing leaks in their units. Many times, this requires in depth repairs that take weeks to complete. One resident has had a leak in her ceiling since April. Another resident has gone many months without working AC/heat. One of the main entrance doors has been inoperable for 4-5 months now. In September, the 2nd and 3rd floor hallways flooded from a resident knocking a fire sprinkler when moving a couch. The floors had to be ripped up and here we are at the end of December and they still have not been replaced. It is horribly unsightly and unsafe, and one resident tripped on the uneven surface from the floors being ripped up and gashed her head. The in-unit appliances are garbage. You can hear every step the person above you makes. Something is ALWAYS out of order, commonly one of the elevators. You can break your neck if you walk on the grassy areas of the property because of all the holes and poor landscaping. This includes, and is especially hazardous, inside the dog park. There is now a roach problem, too. Many residents are seeing them inside their units. Instead of treating the entire building, they are just treating one unit at a time, as requested by the residents. There are a number of other issues here but this about sums up the worst of it. We are owned and managed by Breeden. We know the funds exist to handle these issues, but I imagine because they don't live here, they don't care. It's really such a shame because this could be a really great place to live, and I am certain that more of us would stay long-term if these conditions were not so dismal."
"I waited a while before I posted this review so I could accurately put in to words how I feel about living here. Upon initially looking at the apartments, they are nice, which is why we chose here; HOWEVER, you are going to pay for how nice they are, PLUS the inconveniences. Since we’ve been here in May 2023, there have been numerous plumbing issues ranging from small leaks within apartments all the way to massive amounts of flowing water. Some units have had to have their ceilings removed for work, and for 3+ months the second and third floor had no floors from water damage which eventually caused an injury in a resident. There’s also a phenomenon where most units have smoke detectors that seem to beep at random times. Sometimes the directory doesn’t work and others the doors will break. The towing company will also threaten or actually tow your car for things unrelated to having a property sticker. There has also been a roach problem that spans all floors and management is insistent on handling it unit by unit. Those things are more of annoyances. The real problem is the crime and managements reluctancy to actually fix it. We’ve had a shooting on site with minimal information, numerous car break ins and thefts, there have been people that have gotten into the building and slept on the ground floor, and that’s just to name a few. We are sold on having security, but security only comes for about 3 hours overnight, parks their car and chills. I’ve never seen them handle anything. The car garage is open to the street, all parking lots are open to the street, there are no windows in the parking garage to even divert someone that way. As each of these incidents happens, we’re reassured that a meeting will be had with security, and nothing ever actually improves. Eventually this will reach a head when a resident gets hurt. I’m typically not one to fear monger, I understand you will have crime anywhere, but the difference is the price you are paying for this property. As one of the highest rents in the surrounding area, it doesn’t appear that our money is taken seriously, or put to improving the property in a timely manner, which at that point it can be spent elsewhere monthly. To end on a positive note, the actual residents of the building are great. We are our own little community, often doing what we can to help each other or keep each other informed. We put balloons out for kids who wanted to trick or treat, placed food boxes in the lobby during holiday season, and there is always someone on the Facebook page looking out for their neighbor or even just joking with them. I’ve really enjoyed the people I live around, just wish that the community was taken seriously so this property can truly thrive like it has the potential to do."
"Apartment is amazing. The pool and fitness room are awesome. So close to the beach. Everything is in walking distance. From the beach to the local shopping. When I needed anything the staff is amazing. The manager has gone above and beyond every time I have needed anything. I have recommended to friends and a family member who is moving into the area next month. Before you rent you should come check this place out. My neighbors are even nice. Come visit and see what it’s like to live in a short walking distance to the beach."
