"09/11/23. So I lived here in 1997-9. It was an interesting experience. I had a studio on the bottom floor. I provided carpet to them which the installed for free, they were going to replace it anyway. The only time I had the radiator heater, first time it comes on it's an experience. Had a guy come in through my bathroom window during the day, he came from the church next door that feed homeless. Not sure if that is still a thing. The washer and dryers were an issue, on site. I found it better to go to a laundry mat. The places upstairs were really cool looking. Oh and I paid 390 a month at that time. It was a fun experience, you got to watch out for flooding on the side streets though."

"I am just getting around to this review, but I lived here for about 2 years and had a very pleasant and comfortable experience. I never lost any packages, maintenance requests were responded to quickly, and the interior of my apartment was up-to-date with cute features. I never felt unsafe and had a lot of privacy. Had some issues with the radiator heat throughout the complex last winter but I was able to be released from my lease early for the inconvenience. Overall, very nice starter apartment within a reasonable price range."

"Please know I reached out to the number provided by management to inquire what was not factual about my review. I have received no return call. Also please know they charge the outgoing tenant to clean the carpet for the incoming tenant. That is typically a management cost but not at Pelham Place apartments. Renter be aware! I would NOT recommend renting from this establishment. Your health and welfare is at high risk. The Virginia Renters law is not supportive of a lessee and therefore lessor’s such as Pelham Place Apartments use that to their corporate advantage. The units were without heat for the entire month of February. The heating system was an old boiler system. We understood that and were patient when the repair took a month. Pelham Place Apartments promised in writing they would address the out of pocket costs the lessee’s incurred while there was NO heat. Tenants had to purchase their own space heaters to live and incur the incremental costs of the electric usage. THEY DID NOT EVER REIMBURSE TENANTS FOR THIS INCURRED COST. The safety of tenants all using space heaters at the same times to live was never acknowledged. There were no safety checks to ensure space heaters were not running when tenants were not in their units. Please know that is management is not trustworthy and their profits are more important that your safety. They misrepresent information such as compensation for your incurred costs because they understand your rights under the renters law are virtually nothing."
