"Hey guys! The key fob system to the building is broken and there's no maintenance number, so I thought I'd try to reach you here. I put in an online request two and a half hours ago but haven't heard back yet. Was just wondering if someone could stop by and let us in. Thanks so much!"
"The maintenance team works quickly to address your issues but property management does not always allow them the budget to fix the problem. I reported a loud whooshing sound in the pipe that ran through my bedroom wall, every month for one year. The property manager put me off and said it wasn't fixable. Finally they brought in a contractor who in five minutes diagnosed my water meter was cracked - removed it and the sound stopped. The property manager could have brought, Neil, the contractor in a year earlier but was cheap. Then the pipe burst setting off 108 fire alarms at once. The building subpump was broken and caused the building to rumble for 18 months and for floors to rotate whic would go without water for up to a week at a time. If the subpump in a building this size explodes it would actually hurt people. My next door neighbors were cooking drugs, yelling about Heroine and Cocaine. Their fire alarm went off constantly and twice my apartment filled with smokey chemicals from them cooking drugs. Property Management did nothing and said there was nothing they could do. The lease prohibits illegal activity and they should have been evicted. I had to report the issue to the City Council to get anything to happen and at that time they fled the aprtment. The lock of the building main entrance was broken for two years. The unhoused and homeless would sleep all over the building- in the elevator and the out buildings. Still management didn't fix the lock on the main entrance of the building. The worst part of all of this was how the property manager treated me for addressing these issues. At point the property manger would pretend not to hear the loud sound coming from the pipe that later burst. Gaslighting her tenants and not protecting the building or safety of the tenants. The building is one hundred years old and discloses lead paint in the lease, had dated fixtures and is coming apart at the seams. The way management will treat you though...that is the reason to not move in."
"I’ve lived at Kensington Court Apartments for 6 years. The building is in a great location, close to museums, great local restaurants and bars. Has great features; a large gated courtyard, updated fitness center, pool table, lounge and a furnished rooftop deck. The parking lot alone is enough to make this place stand out. Who likes parallel parking in the city!? The property manager, Beth Beasley, along with her staff are always so friendly and helpful. I would recommend this complex to anyone."
"Love living here, I have been here for many years living in a couple of apartments over that time. Property manager, Beth, is always willing to assist and answers emails in a very timely fashion. Love the maintenance staff, roof top deck, fun neighbors, awesome location close to everything! It is a secure building that must be buzzed into with a key fob which makes you feel more secure. Just renewed for another year! Highly recommend!"
"Moved in a year ago. I've been very happy living here. The building is an old hospital that has been refurbished/renovated into apartments. It has a lot of character, is solid concrete, and virtually sound proof. The area surrounding the building is very green, (I have a dog) and there's also a courtyard. The maintenance team (Ray and Kevin) are friendly, helpful and respond to maintenance requests in a timely manner. The building's clean and well maintained. Leasing staff are most helpful, (Angela and Crystal) with the complexities/nuances of moving in. The area's great for foodies...a Japanese, Mexican, Italian, and pub food are one block over on Sheppard and Patterson. The Museum District is rated as one of the safest neighborhoods in Richmond by RPD. Five easy stars."
