"I was billed in July 2022 for the full rent without giving me credit for my HUD housing voucher. It took me a while to get it corrected, but from that month on, I have been charged late fees for no reason at all when the rent has been paid on time every month. In March 2023, I was charged $174.95 for no reason. I wrote a letter to the rental office about the unannounced and unjustified charges, asking for an explanation and a correction, but the letter apparently was just trashed because no change has taken place and no response was ever received. Because of health reasons, I will be needing to relocate to a building without so many stairs to climb and no elevator; I am now 71 years old and have two inherited spinal disorders that give me considerable pain and major difficulty in climbing two huge flights of stairs, so I want the unjustified and unexplained charges dropped. However, with no response whatsoever from the rental office, I am not optimistic that anything will ever be done without legal action. The refusal to give me any sort of response angers me considerably. There is no earthly reason that I should be abused in this manner unless it is because I am now a disabled senior citizen. I know that people in my category are easy targets for such treatment, and I am anticipating the worst."
"I filled out an online application for Garden Village Apartments for a one bedroom. I had to keep calling the leasing specialist too many times after completing the application to get a response about being approved for the apartment. She calls me back at the end of my work day and tells me she more paperwork from me when this should be apart of application process for the second chances program in which W.C. Smith gets a tax break. If these apartment for low income tenants you should not have to sign your life away . I would not recommend these Apartments to anyone to move in because it's really not for low Iincome people but it's more so for the realty company to get a tax benefit off of the poor."
"Crest at Skyland Have been a resident for over a year now. Have come to find that all that glitters isn’t gold. Since Spring have been trying to get my patio doors fixed. When it rains, the water comes underneath the doors. Needless to say, can’t leave the house when it rains for fear the towels that I have put down won’t soak up the water, and I am dreading when it starts snowing. When I try to get a date from the management team, no one will get me a date. Everything is supposed to be sealed in the apartments, recently had a mouse somehow get into my apartment. Took a week for them to get pest control here and when they came they just sprayed and told me to look for gaps. I had to catch it myself. When I did do a inspection and pulled out the refrigerator, washer, stove, and underneath the counters where they added extra pieces because they did not measure right, found gaps. I told the property manager that I needed for the gaps to be filled, tried to get in touch with her and hasn’t got back to me in two weeks. Now awaiting for DCRA to come in and inspect my apartment. Also be prepared for very little hot water in the shower during the winter months, run it for a hour and it still doesn’t get hot. Sign the lease at your own risk."
"I was a resident at the Chatham Courts for 7 years. It was our first home in DC. Our friends lived in our apartment, and they loved the apartment so much we decided to apply for the apartment when they moved to London. We had many happy times in our seven years there. The building common areas were always kept clean and updated. Any issues and repairs were addressed promptly. The staff members were also residents making the building feel even more like a true home. When we decided to move back to DC after working in property management in Seattle for a company with questionable business practices, I decided I wanted to work for WCSmith because of their dedication to community building, providing good service, and their integrity. 10 years later I am still working for them. I think that speaks for itself."
"A completely awful “management” company. Don’t rent an apartment owned by WC Smith! This company basically runs pretty tenement buildings, not market-quality homes. Executive management of the company will promise to make things better but never follows through. Nepotism also runs rampant through the ranks of WC Smith, with building managers being relatives (children, in particular) of executive staff. And it’s no wonder they don’t know how to do their jobs. One time someone had actually died two doors down and the stench was awful. They say there for two weeks before management noticed. The day the coroner took the body out, our hall was putrid. Management acted like it was NBD and went home for the night, not bothering to let neighbors know. We finally left for a hotel. Neighbors also smoked lots of pot and the ventilation system was engineered such that our apartment smelled like a hot box most nights of the week. Management couldn’t have cared less. That went on for years, and when we took them to court they sicced their high-priced lawyers on us. Absolute trash. Stay away!"
