"The new building manager is unfortunately not very friendly, responsive, or truthful in her dealings with residents. Package delivery process is a mess. The building says they are not responsible for package delivery. Many packages lost, or unnecessarily returned to sender. The common room amenities like grills and firepit have actually never been working for all the years I've lived here. Despite knowing this the building proceeds to advertise them. This is dishonest. I would recommend against living here."
"For 3+ years Coda was home. Now that we moved on for more space, I can share my honest experience. 98% of the time, we loved our time here. If you value the pros of this building — unbeatable south-facing Capitol Hill views, convenient location, and quiet modern units — you're going to love Coda and the tradeoffs will be manageable. Here's my rating formula: 5-star views, 5-star units, 5-star location, 5-star vibes, 4-star resident experience, 3-star building amenities. Am I missing things? You bet. All buildings will have shortcomings. Coda is a smaller community managed by a corporate project management company. We had a couple experiences with slow communication or missing items, but the staff do seem to care about their jobs, the residents, resolving issues, and the building overall. What would make it perfect? More resources to increase security, annual building/amenity upgrades, and capacity to answer requests, Qs, and concerns in a timely fashion (ie slow security deposits others dealt with). Overall, Coda was a gem in a sea of copy/paste commercial buildings. Snag a south-facing unit if you can. And here's hoping there's more resources and upgrades in the future, I'm confident there will be."

"Update: After a lawsuit I eventually got my deposit back. Negative stars!!! I’ve emailed and called about getting my security deposit back, DC law requires deposits to be returned within 45 days & I’ve gotten no response honestly it’s criminal because management is obviously getting my emails and ignoring them. Or this apartment complex is stealing tenant’s money either way I’ll be filing a formal report. Plus I left the apartment cleaner than it was when I moved in. Other than the criminally poor communication with management. Literally they get your emails but never ever ever answer emails you have to go to the front desk if you have any questions and the front desk is not open all the time. It’s honestly so unprofessional to be managing an apartment complex and be bad at communication… The apartment complex itself is beautifully decorated, looks like a museum and the rooftop has the BEST views. The area is great regarding proximity to everything you need since Giant is across the street, Urgent care is right below, Whole Foods, Starbucks, CVS, Pet stores, restaurants, fast food, work out places/yoga are all 5-10 mins walk away. Union Station is a 5 min walk away and the Capitol is not far either. I felt pretty safe in this neighborhood even at night, keep in mind there is a decent homeless population around H street corridor but I never felt unsafe. Honestly I toured 8 apartment complexes in the NoMa area and this was the best I saw when I moved here Spring 2022. My apartment was on the street side so the motorcycles and sport cars were pretty loud and you’re right by a hospital so be prepared for many sirens but I honestly got used to all the noise. Maintenance request were always handled in a timely manner. I did not park my car in the garage, there were never spots open & I found a much cheaper lot 10 min walk away. If you’re looking for nice Recreational Areas Amenities like a gym, grill, fire pit this is NOT the apartment for you, there are really no good apartment wide amenities that work. The rooftop space you can rent for events that’s about it. You are 100% paying for the really nice In-Unit Amenities the appliances, storage, & aesthetic which I didn’t mind. The complex is pretty small and quiet, I could go weeks without ever seeing another person in the common area or hallways, so if you want more of a big community feel look elsewhere. Overall I enjoyed my stay here whether you like it really depends on your preferences. And while I was living here management was nice but like I said they never ever ever communicate the most basic stuff, when it’s literally their job to make tenants aware of things such as move in instructions, move out instructions, parking, when the package machine is down, why the coffee machine is down, why the trash disposal is broken, why the bikes & tv in the gym are broken. If I am paying over 2K to live in a 1bd apartment everyone who works there and everything needs to be near perfect. I was PULLING TEETH to get answers to questions and that’s the main con I have. And the fact that they are stealing tenant’s security deposit TBD in court…okay I’m done. TO ALYSIA ELBERT/ SENIOR PROPERTY MANAGER"
"I absolutely loved living in Coda on H and am so sorry to leave this review, but I honestly don't know how else to get management's attention. We ended our lease early after buying a house last year. We were told that a new tenant had been found for March 2023 and that we should move out by the end of February. We left the apartment and turned in our keys, but are now being charged for March rent and can't get our security deposit back either. The building and management company are ignoring our calls and emails. Again, we had a wonderful experience while we lived in Coda, but this is completely unprofessional."
