"This is by far the worst apartment in the dmv area. You’re probably looking at it because of the price but if you have the ability to throw together a few extra dollars, do not give this company your money. The building is full of roaches and mice. If you contact maintenance they’ll send someone to put out traps in your specific unit but the issue is central and they have had years to tackle and years to fail to tackle the problem. You’ll see them in the lobby, the laundry room, the hallways and your unit. The building has a poor water piping system that leaks on a near weekly basis. Which means the central water is cut off on a near weekly basis for repairs. So if you enjoy being able to cook, do your laundry, give your pets water, and shower for work this building is an absolute gamble. The laundry room itself floods. The washing machines are poorly maintained and leave marks on clean clothing. In the last year they raised the prices on the machines while cutting back the dryer time from an hour to 45 minutes which means a small load of 3 pairs of jeans won’t dry in one dry cycle. That’s a fun little scam. The building installed useless AC units in each apartment over two years ago that are still non functional. The central AC only operates from may to October, so any hot days outside of that are miserable. The central AC also barely keeps up with demand. The apartment switched from an easily accessible trash shoot to concierge trash service where you will be fined if you leave your trash out anytime other than the 6pm to 9pm window. Good luck for anyone who works 2nd or 3rd shift. The office arbitrarily issues higher fines than the ones stated in their own emails. Another fun little scam. Since I’ve been here, I’ve seen parking rates change without notice. Rent go up without notice. Had office staff enter my apartment without 24 hour written notice for non emergency maintenance The office staff is rude and unprofessional. She’s happy to smile though while fully refusing to help. It’s fun. Take what I say with a grain of salt, but seriously consider anywhere else."

"If your are someone who expects things to be done right... don't do it! I have been living here since september,2023 and since moving here I've found so many issues with my apartment. It's like an inspection was not done prior to me moving in( or a proper one). The maintenance is done in a very sloppy way and its really sad. Since moving in I had to request for my cabinets to be fix, cabinets to be painted, my bathtub to be painted, my toilet paper holder to be fixed twice, I asked to get the painted splatters around my house cleaned(but got denied) and my hardwood to be fix, because it makes noises when I walk on it as if it wasn't installed correctly. These are only a few things. I also noticed that this complex has some type of water issue as they are constantly shutting the water of and repairing leaks. Last month one of the leaks happened and they had to cut through my apartment to get to it. I has a huge hole in my apartment for days( when management told me it would be fixed in and day. I had to have this hole in my house over the weekend as well. Not sure if this has anything to do with this but this morning I saw a MICE run through my kitchen. A maintenance ticket was put in immediately. At this point I'm over living here. This is not the standards I like to live in. I can not and WILL NOT be living somewhere that thinks this is acceptable. I see how this plays out this week but I can not live somewhere like this."

"Hi, I have been here for about a month now and it has been fine. The people from the leasing office are all very nice and maintenance gets done quick. The only problems are that there are a couple roaches, but it is not insanely infested. The ac/heat is controlled by the building, so I cannot use ac in the winter and vice versa, which is annoying because my apartment does get hot sometimes. They are putting in a new AC system, but not sure when it will be finalized."

"I can’t move out of here fast enough. I’ve lived here for 3 years - this is my final year. Management has progressively gotten worse as the building seems to be falling apart but the rent keeps increasing. Water is getting shut off every other week, elevators don’t work, I went away for a week only to come back to a huge hole in my ceiling (which I previously complained about water coming through, and went ignored), they have the nerve to charge for $50 a month for parking when it used to be free (because that’s what management wants) but can’t keep up on when I submitted documentation to pay for said parking. Literally roaches everywhere, have had packages stolen, there is no care for the safety of the residents when I complained about hearing someone try to break into the apartment across the hall from me in the middle of the night (also sent an email about, went ignored). They have hvac systems to supposedly let us control our own air that have been sitting inoperable for 2 years….shall I continue? Save yourself the headache and rent literally anywhereeeeee else. They really need to close this building to do a complete overhaul and stop posing as a functional apartment complex. And replace the management, they suck!"

"This building should be condemned. This is by far the worst apartment building I have ever stayed in my entire life. From the first month living here I’ve had major upstairs water leaks ruining my furniture, which has happened on multiple occasions during my year here. A ROACH, MICE AND RAT infestation (see pictures) that they refuse to do anything meaningful about… per pest control because they’re afraid the rats will die in the wall and leave a smell. If that wasn’t enough, they sell you on the unit having a washer and dryer but they been waiting on the equipment for over two years! So you have to go to the disgusting laundry room that they NEVER clean with clear mice holes and roaches everywhere just to PAY for laundry. In fact they recently raised the cost. I won’t even get started on the evil-hearted rental agents that have no customer service skills, who either do nothing to improve the lives of the tenants or actively make it worse. I will be filing complaints with both the city and state housing authorities."
