"Have lived here over a decade. Things have gotten nothing but worse and more expensive. Especially since the new property manager has worked here. Residents here should honestly organize a rent strike. The property Manager is creating chaos with her unprofessionalism, bad attitude and total incompetence when it comes to record keeping — new manager does not keep adequate records, and this often lands her in positions where she places blame on the residents instead of her lack of follow through. Recently, the office has failed multiple residents by misplacing rent for the months of November ‘21 - January ‘22. -MGMT is rude, volitale, condescending and constantly speaks down to maintenance staff (probably why they never want to fix anything) and made living here feel like walking on eggshells. Property wide letters are distributed and written very poorly, making them confusing to understand especially when they are also riddled with typos, misspellings and misinformation. Someone with a 7th grade education could do better. -MGMT has gotten angry and berated residents through one of these letters about the exit / entrance gates not being in working condition, and places blame entirely on “a child” who broke the gate censor - someone she cannot identify, but ASSURED residents the child would be found and the household to be charged $1,200. -Property management cited “security and making residents feel safe” as the reason we need this automated gate (which, additionally, does not make residents feel safe; in fact, it causes many problems with its faulty manufacturing and prevents guests, mail carriers, Uber drivers and cabs from entering). This has affected mail carriers to the point that they have been unable to get rent checks in circulation. Overall, Royal Courts would find itself with higher reviews if they hired good, working staff. But, they don’t. Subsequently, I would advise against moving here unless it’s under a year - this property boasts no amenities, can’t provide a working gate or alarms in the apartments, and staff will not help you if say for example, your toilet has been leaking lead for over 3 years. Just another day in the ghetto!"

"This place is horrible. I’ve lived here since 2012 and we’ve gone thru I don’t know how many new managements. They’ve lost my rent money before and applied it to other tenants. They don’t fix anything when you call them. They charge $1600 for rent but none of the amenities work! And when you call them on it, they never even have a record that you called in for service! My washer and dryer have been broken since October and they still haven’t gotten back to me about service and it’s January. Now they want to charge $35 a month for a parking space. All these years, gone up in rent from $1200 when I moved in now I’m at $1600, they want to now charge for a parking space? I’m so sick of these people. I can’t wait to get out of here. Save your coins and move somewhere that’s worth it. This place is NOT"

"If u want to waste your money and you love a poor Management team. Then this is the place for you! Took me 2months to get a mailbox key. Community gates are always broken. Not looking foward to the winter months hot water only last for 5mins. Rude loud neighbors. Kids will damage your vehicle from using the parking lot as a baskeball court & football field. Rent does not match the quality... Counting the days until my lease is up. The worst decision made was moving here. Rating is a zero unfortunately i had to pick atleast i star to even post"

"Incredibly unprofessional staff. We have always paid our rent, and the manager "lost" one of our payments then sued us for money. The unfortunate thing for her is that we have the money order stubs with her signature on them proving that we paid the bill in full. We have been ordered to appear in court, and when asked by us about this, she was apologetic then said she would have the case dismissed. She has done nothing, and the court date is in three days. The regional manager's voicemail says that she will be unavailable for another week. Simply no words..."
