"I have been a tenant here for three years and going for fourth. This place had very bad reviews in the past but don’t be fooled. It had been through rough times for the first two years, had 3-4 (if not more) managers coming in and leaving. Staff seemed always troubled, not because they were mean people but it was because of bad management. All that has changed couple of years ago with the current manager working with everyone in the office and tenants and built up a very positive environment. Office staff is very friendly, kind and courteous, and you can tell that they are not just acting, but are very sincere. I am very happy that I chose to stay here. Thank you for all the good things you all are doing."

"We’ve lived here for seven years, in two different apartments, and have loved it. The first few years (2016 and 17), the management was a little difficult. When Amy came things dramatically improved. Now, Luis, his office team, and Jason’s crew have the complex running so smoothly. Luis is very personable and friendly. The pool and hot tub have been redone and are amazing. The workout room is always clean, and the property is well kept. This past year was one of the snowiest that we’ve had on record. It snowed pretty consistently from New Year’s until March, and the parking lot and sidewalks were cleared every single time as soon as possible, often before the city got to the main road. During the summer, the lawn and landscaping team come often and are very detailed. The exterior is also decorated during holidays or seasons now. The walls are solid and the renovations are nice. Our favorite part has been the view. Northwest Reno is roughly 500 feet higher than the valley floor, and Aviana is situated in a great spot for seasonal mountain views. I’ve include some pics from over the years. We’re sad to be leaving, but work and family call us back east. Thanks to Aviana for the memories and to Luis for the improvements. We’ll always remember our pandemic home and are thankful that we felt safe at home and had great neighbors. Keep it real Aviana; we’ll miss you!"

"This is the worst apartment to rent!! The manager and the staff are so unprofessional and very disrespectful! They don’t care about the problems and they don’t even bother to try work with anyone! I’ve had to repeat myself for repairs many times and now I’m having trouble trying to get the papers to sign for either renewal or month to month or 6.9, or 12 months still putting us off and our deadline is Aug 29 2022! Go figure this is where they need to add the upper management over them with a phone number if we cannot cooperate! Here I am again!! It’s 5-4-2023! I wrote and sent and posted this again and nothing has been done even the manager hasn’t contacted us on the repairs?!?!? It’s your job to send maintenance to redo the tiles again and I’m not going to be nice and patience again!! Final warning do it within 2 business days! Or else! They still have not done their job! So anybody out there have any suggestions since they aren’t BBB accredited as well. Can only post the photos as my evidence and today is 5-10"

"My husband & I moved here a week ago. Love the apartment, Love the area, can’t stand the staff!!! We’ve already had MAJOR maintenance problems here! The toilet seat needs to be replaced, there’s a crack in the refrigerator, but the biggest problem we’ve been having? The kitchen floor is basically flooding!!! There’s been a GIANT leak in the kitchen we believe is coming from under the sink that won’t go away, it keeps getting worse!!! And yes, we HAVE tried contacting maintenance & talking to the staff about it!! They don’t care, they keep saying they’ll send someone right away but guess what HASN’T happened yet??? Both my husband & I are special needs so I don’t know if these people are normally like this or if this can be considered disability discrimination!!! Not to mention that front gate is NEVER closed like it should be!!! Not just for the sake of our own safety, but EVERYONE ELSE’S THAT LIVE HERE, CLOSE THAT GATE FOR CRYING OUT LOUD!!!!!!!"
