"Throughout my time of living here for 4 years, I have delt with roaches, leaky ceilings, noisy neighbors and terrible management. To start there was water leaking through my ceiling, which was caused by a neighbor spilling water, and another time mopping the floor. Management hasn’t fixed this issue, they just knocked on the guys door with me and told him to stop. It could happen again. Water dripped on my computer and clothes. This has to be a city code violation and they should be sued. What if it’s a biohazard fluid, absolutely disgusting and completely UNACCEPTABLE Should call the city and complain, not only has water dripped from the ceiling but a brown substance, it was sticky and splashed on my stuff to later harden and leave a permanent spot on the concrete floor, not tile like the apartments website says. The maintenance guy said it’s was stuff from the plumbing when they built the building as if he had seen it before. How fantastic. My floors are concrete, uneven and cracked, there is also rough spots. The maintenance people have a cart and they roll it around at 7:30 every morning it’s extremely loud and sometimes sounds like an airplane. There is also a cart the trash valet roll around late at night which is loud. They send a notice telling you maintenance is allowed in your apartment from Monday to Friday from 9am to 4pm. They have the right to come into your apartment any time for 5 days to do whatever they need to do. It’s insane they have such a big window of time. There has also been multiple occasions during the last year they have needed to shut off water due to maintenance. It seems like every other month they send a notice maintenance is coming by or the water is off. The walls are thin and I can hear my neighbor above drop everything all night long. I can even hear peoples TVs. The ac only works when they have it turned on, in the winter they switch to heating, you don’t get to choose year round whether you want heating or ac. The apartment gets hot in the winter and you are forced to open a window. Which by the way it smells like cigarettes from maintenance smoking or weed from residences smoking. Your car will get towed, recently they have given you a notice if your car will be towed. In the past they haven’t actually and they have towed my friends car who had a parking pass. I received a notice on my car that it would be towed and all it said was improper equipment or something. What does that mean? Well I moved my car since they were drilling but still got towed. It was my registration, they tow for registration and I didn’t know it was expired because I never received a notice in the mail from ADOT. Btw they don’t call you or text if you have gotten towed, so if you are out of town good luck :) the towing place is in a bad area too. Fun times. If you want to have a friend over they need a parking pass which you can only get one by going into the office and interacting with the staff. If the office is not open due to a holiday or it’s the weekend or they went home you are out of luck. While on topic of parking, there are massive potholes in the parking lot, specifically near dumpster entrence the sidewalk and parking lot are not level and there is a huge pothole. It’s a pain every time pulling into the parking lot. When it rains a lot the parking lot floods . The speed bumps are absolutely horrendous and you have to go less than 5 mph, which even at that speed it is way too harsh. Let me not forget that I have been living here for multiple years and receive no discount for renewing lease, have always paid on time, yet new signers receive many signing bonuses. The only reason I have stayed is because it’s so close to campus and I can’t find anywhere else that is has a one bedroom in my apartment, I also know what I am getting and I hate it but suffer because it’s the only option. Btw read what they have to say about pets in the lease it’s ridiculous, they recommend declawing your cat."

"I have been living here since this place was called “The Mark Tempe”. Since the new management, headed by Mary, took over I have seen very positive changes: brand new laundry room, study room, revamped gym, and a dog park (hopefully there will be park for the kids too in the future). This complex has a humongous pool and the good thing about this pool is its depth starts from zero feet and gradually increases to 4.5 ft which makes it great for kids and adults alike. UVA has close proximity to ASU, some nice restaurants and stores. Overall I am very satisfied with the management especially Mary whom I think as the most humane manager ever."

"My opinion is that my son was taking advantage of from this complex, and I dont want that for your family. We are now going to have to go to court after several emails and calls. My son was charged a $250 fee to repaint a studio apartment. It is kinda funny that he only lived there for a little over a year and never put anything on the walls. His unit was not even upgraded as other units in the complex had been. He also paid the cleaning fee so it would be professionally cleaned. Please be careful with this apartment complex."

"I just moved in a couple weeks ago, and I'm not sure who everyone is talking about manager wise because EVERY QUESTION or concern I've had they have answered me within 24 hours and respectfully. The management is really kind to me and super friendly. I have experienced a singular cockroach, but I'm assuming it came from my neighbors studio (because we are connected). I spray my own stuff though, AND I have cats. So I feel like that helps a lot! And I mean I'm actually happy about the flooring, I hate carpet. I'd rather the concrete then carpet any day. But the management is pretty awesome, and Walter is the best and ONLY matitnence guy you should ask for. And the pool is open :) yall might just be using the wrong key. It's just the slide that needs a lifeguard! Anyways I'm very happy with the apartment and it's very spacious for a one bed room. The 200$ for all utilities a month gives me reassurance on what exactly I need to pay. But keep up the good work management:)"

"As a student going into their final year at ASU the location did its job. I moved in roughly when current management was taking over the property, or at least that’s what it seemed like, around June of 2022.Overall the property has come a good way so far and the staff is clearly working to make things better across the board and trying to make it feel more “homey”. Maintenance was a small team for the most part but of the times I needed anything they were usually then and there within the same day so no bad experiences there, they’re all super hard working! The place has its pros and cons just like anywhere else but I would’ve totally renewed if I hadn’t moved in with some colleagues instead. The distance to campus relative to the pricing makes it a more considerable option. PROS: Extremely close to campus & light rail/street car. This alone is a huge quality of life boost. Larger rooms compared to what some of the other luxury apartments have to offer. Staff is friendly and I never had any issues with the admin side of things. Clean laundry room with lots of machines. Honestly one of the more fairly priced and affordable locations compared to other apartments at the time of my signing. Bonus: El P’s right across the street! CONS: Little bit of a roach issue, I lived on the 3rd floor so I feel like I may have had an easier time compared to other reviews but after laying out some traps I stopped having issues. Just be clean! Apartment floors are concrete and not smooth, wish they had some sort of tile over them. No cameras around the property. Would be great to have some near the elevators and parking lots. There are definitely better looking apartments in the area but most of them are labeled as luxury apartments. Once again, I would definitely recommend adding this to your list of options as I had more good experiences than bad."
