"I've currently lived in these apartments for 8 months and our lease is up early September of 2024 and here are some important things to note: - We live in the "traditional/classic" or un-renovated 2bed/2ba unit. Mind the base rent is roughly $1800 before covered parking, pest control, amenities. etc. and my opinion is that it should be ATLEAST a base of $1600 for the condition of these units. -Roaches. We have a roach problem in our unit. We aren't dirty whatsover to account for the infestation in our kitchen cabinets so maybe we just got unlucky with this unit specifically. Even before we unpacked I could see them in the kitchen light overhead. The biggest issue we've had is finding a TON of baby roaches, larvae, and adult roaches in our bottom kitchen cabinet next to the sink. The cabinets are soo deep (a plus for space i guess??) that we didn't notice them in the far back until we pulled out tupperware and found dead and alive roaches as well as larvae sitting in them. The absolute horror we faced that night would not let me sleep. There is a pest control that sprays outside but I was not confident that the company the apartment works with would be diligent enough to handle the issue so we've hired an outside source to deal with the issue. -No SRP. Electricity is through City of Mesa. SRP is typically and mostly known to be budget friendly and you typically find that in low-income areas such as this one but they DO NOT use SRP. I regret moving in for just these 2 issues. - Upon moving in ive noticed the "landlord special" aka they painted over cabinets, walls, shower floors, ceilings, sink counters, kitchen counters, doors/ door frames are just some of the things on the top of my head. And it's not a very good job. If it was I wouldn't be complaining. When we moved in the kitchen cabinets were still sticky as they obviously just painted them. My bathroom has a strings of hair painted onto the wall right by the medicine cabinet that is clear as day. Not a huge deal but still a cheap job. The 2nd bathrooms faucet handles are a bit rickety in design and also the color indicators of which nosel is hot(red) and cold (blue) the blue was missing upon move in and the red one pops out completely so i just took it out. - Other small things: The blinds are cheap. Some of the blinds have the little piece that clips into the top broken so they flipped some of them upside down so that it would stick in and its very obvious. The 2nd bedroom has a fan fixture but no lightbulb fixture attached to it. Its odd because its the exact same fan as the one in the master and the one in the living room yet when I told the office about it upon moving in they told me the 2nd bed doesn't have a light fixture. . . but its the EXACT same fan as the other 2. There were yellow stains on my shower bathroom ceiling and on the walls as well as on the 2nd bedroom ceiling. So just not very clean overall upon move in. - Noticeable mention: we have to pay rent now through an app called Resident Experience that then leads you to another "app" or site called BILT where you have to make rent payments (this is what the office told me - no option to pay it in the regular BeMesa portal)??? I couldn't imagine how difficult it was for older folks who aren't tech savy to adjust to that change. They also just let us know that they will be making certain uncovered parking spaces Reserved spaces for a certain price. They also do occasional MANDATORY apartment inspections where they will notify you ahead of time when they will be entering your place and around roughly what time. Choosing an apartment is hard as every place has their own issues so I don't want to fully deter anyone but just to make you aware. Apart from the roach problem it is definitely not bad and if you need to settle for here you won't be miserable. Greystar Management (which is what BeMesa is operating under) has also been named in a lawsuit for jacking up their rent prices. As we see here for an $1800 base unit unrenovated apartment that has its issues."
