"For starters they held a contest to possibly get a rent discount for leaving a review which is the only reason there are good ones on here so that right there says a lot. The worst part about living here is thenparking lot. There is NEVER a single spot open on the weekends. Its 6am on sunday morning and Ive been driving around for 30 mins waiting for someone to leave. Not even a single handicap or future resident spot. There is mo assigned parking or parking permits so people who dont live here have parking but I pay $1800 a month and either wait for someone to leave or park at a nearby store and walk home in the rain with the hopes I dont get towed. They entrance and exit is absolutely absurd as well. All kinds of extra and COMPLETELY unnecessary long driveways that could be used for more parking but instead waste time take up space and dont get used. In order to try to FORCE people to drive the long way around they started keeping the exit gate shut 24/7 but the entrance gate is open all day every day. Only shut at night. You cannot open the gate remotely so you must enter a pin that is the same for everyone. Including every visitor that has ever been here, every delivery driver thats ever delivered anything and every past resident. So wjatnis the point? Just annoying and inconvenient. There are alarms constantly going off from fri-mon every single weekend that never stop. The elevators break down far too often. Addicts and homeless people sleep out on the terrance every weekend and hangout in the stairwells and people set the fire alarms off about once a month around 2-3am causing loud alarms and flashing lights in every unit that usually lasts about 30mins-an hr. Management clearly does not care about current residents and only packing as many people in here as possible and evicting as many as they can to cycle im new tennants. If you check the court docs you will at least 10 eviction cases a month. So sad. But if you don’t mind addicts using and throwing garbage about on the weekends and not being able to park. Then id say you’ll be fine living here. But they’re definitely over priced!"

"Come and JUDGE for yourself, we are happy to show you around and answer ALL your questions.. Alarm was activated by Resident smoking in the Laundry-room, this message was sent to all residents: A $500 fee will be charged to those SMOKE in the laundry rooms or those who attempt or pull the Fire Alarm handle for no reason. Please talk to all family members about this and how important is for the safety of all residents " NOT to smoke in the Laundry rooms and NOT to play with the fire alarm system" I trust this won't happen again. Thank you for helping me make this community a place we can proudly call home."

"This place is affordable and that’s why ur probably looking at it but it’s affordable for a reason . Do not lease at this apartment complex . Management and maintenance here is the worst I ever seen , please save yourself the headache. Just to name a few things : you have homeless people sleeping In the parking lot because they leave the gates open. There was a drug dealer shooting just earlier this year (look it up) . If you unfortunately already contracted here , and they give you problems , please report it to the City of Tempe . If you are a reliable responsible tenant this is not the place for you ."

"Lived at the Nines last school year, lease went from August 2016- June 2017. The Nines was my first apartment on my own and I enjoyed living there for the most part. My roommate had lived a semester at West 6th off Mill Ave prior to us moving into the Nines, so he may have mixed feelings about this place. First off this isn't student housing, it's 3-4 miles from campus so there's a mix of students, young professionals, as well as young families. The units are on the small size but you really do get what you pay for, and this was not a bad deal at all, especially because of how high Tempe cost of living is. The amenities are nice but could use an upgrade, my last few months there you could seriously tell management was stepping up their game and trying to adhere to a more student friendly atmosphere. Having a beautiful lake basically in our backyard with a pool overlooking it was a huge highlight for me. Like other reviews here I can understand some frustration with the management team, but I feel they could really have been more understanding with everything management deals with. Multiple times I remember coming to the office and seeing different employees really upset and torn up about the way residents treat them, that's not okay, especially because I spent a solid 20 mins consoling a leasing agent who was basically in tears one time after getting off the phone. If you're debating on leasing at this property I would seriously suggest it and have to multiple of my friends since moving out. I miss the Nines as well as The Lakes Community it backs up to. Thanks for a great first place."
