"Walls and floors are thin. You can hear couples getting intimate and arguments crystal clear. Management needs to enforce quiet hours after 12am or have a public forum on the noise issue."
"Washing machines never work. Walls are thin enough to hear doors opening and footsteps between floors and apartments. Numerous power outages, water issues, etc. Falsely advertised two bedroom apartments online while only having one bedrooms."
"Casa Blanca and Goldleaf Development is not good. I lived here for 2 years, during my time I went several different multi-day stretches without heat. When I complained I was told the boilers weren't on yet, so I bought a thermometer and complained again when my apartment was reading 62 degrees. I was given a metal space heater and told there was nothing they could do, or was ignored by maintenance until I complained enough to have someone come flush my lines. My apartment was not in new condition (flooring with gashes, heat register falling apart, and grime covering the overhead stove fan etc.) I assumed this was just how student apartments were and recorded my findings on my check in sheet. When I moved out I was charged $182 (!!!) for a microwave door. When they sent me the photo I submitted a complaint to consumer protection as the exterior door "crack" was so shallow and small it was almost invisible on the photo and did not affect the integrity of the microwave. When I complained they just said it would be unfair to not leave the apartment in "new" condition, even though my apartment was left to me in poor condition. Additionally they charged me 4 hours of cleaning when I moved out even though I scrubbed with quality cleaning products and when questioned, the property manager reviewed my apartment and said it actually wasn't that dirty so I was refunded. Clearly there are dishonest practices at play here with keeping people's security deposits which would not hold up when questioned. In fact, so many people complained I was not allowed to discuss my charges over the phone due to how busy the property manager, Brittanna, was responding to them all. The elevator frequently was under repair/shifted around while you were in it. Maintainence would park in the residents' prime parking spaces that were hundreds of dollars a month for us. People would order packages and they'd sit in the mail room for weeks. Air conditioning covers were not removed even when we specifically requested them to be in the late spring. When they were re-renting my apartment the showings were constant and half the time no one would show up so it was a huge time waster waiting around. Additionally, from a safety perspective there were homeless people who would enter the building and sleep on the floor or remove items from the dumpster and leave them around the parking area. Positive things are it was close to UW campus and hospital, on a bus line, and maintenance guys were usually friendly. But add in the cost and none of these things made it worth it for me and after my terrible move out experience I definitely wouldn't recommend."
"I have been living here for 6 months and have been happy with my experience thus far! Pros - The staff are very helpful and answer emails promptly. I have lived in Madison for 5 years in 5 different apartments and have never seen a more efficient maintenance staff. My requests have all been completed within a timely manner and the work is done well. The fitness room is small, but its nice to have on days that I don't feel like traveling to the gym. Haven't swam in the indoor pool yet but it looks clean. Never any loud parties. Water pressure and temperature is good, have never run out of hot water. Mail room has security cameras. But you can also send packages to the amazon locker at the 7 eleven across the street. They host fun events every once in a while with free food and prizes Laundry room now has ability to pay via app on your phone. Initially it didn’t work due to lack of WiFi in the basement, but right after I let them know about this issue, they fixed it! Cons - Laundry is bit expensive. I believe to wash and dry 3 loads, it costs me almost $10. Hard water makes it feel like my hair is never truly clean and leaves build up, but I've had worse at other apartments. Walls are thin. I can hear people above me walking around and sometimes can hear my neighbors. Pick 3rd floor if you can. They make you resign super early - although this is typical for Madison Overall, would recommend casa blanca/goldleaf!"
"It is a nice place but you can find more affordable housing. Pros: - They have events for residents at their main leasing office and friendly staff - Heat included in rent - Laundry accepts quarters and payment through an app - If the laundry machines eat your coins you can request a refund -Most of the time, the apartments are quiet with no loud parties - Staff and maintence responds quickly - Secured building and cameras in the mail area - Right on the bus line - Haven't had a pest problem Cons: - To get a parking pass, it is first come first serve and you have to pay for parking. They refuse to let you pay monthly/installment plan, it is payments that are collected in August, November and February. - Hard water, leaves residue on the sink/shower and dishes - Maintenance costs - they give you an expected costs of maintenance when you sign the lease, my old managements have never charged me when I needed something fixed - Walls are REALLY thin and floors are creaky. I heard my neighbors when they walked and sometimes when they talk. I wasn't sure if the noises were coming from my next door neighbors or the ones above or below me"
