Hills at Leander Senior Apartments

"Should be able to rate as zero stars!!! The good reviews are written by senior management. (ReyAnne Schmidt, for example). Not only are the buildings not taken care of, neither are the residents. This is a long, honest review and meant to be informative. The stairwells, breezeways, elevators and hallways are filthy. Along with the sidewalks and exterior of all the buildings. Almost all the maintenance people are/have been temporary employees, along with the leasing agent. No manager, assistant manager or the leasing agent has been in position longer than eight months, since the complex has opened, January of 2020. There is little to no communication from management. If there is a new manager, assistant manager or Covid circulating through out the buildings, the information is only found out by gossip. Whenever questioning management about an issue, there is always push back. They get very defensive!! All managers and mostly all assistant managers and the leasing agent are/have been rude, condescending and can’t or won’t resolve the issue. Management allowed trash that wasn’t picked up on a recent Sunday, to sit out in the hallways for over two days, before the next scheduled pick up. There was no communication as to why. The apartments look nice, but are cheaply done. The windows, cabinet doors, caulking, floors and appliances are all low quality and poorly installed. The heating and AC unit is located in the outside storage closet, which makes for a very inefficient system. This results in higher than normal electricity bills. Several apartments last winter flooded because pipes burst. Also, fire alarms go off at all hours, for no reason, other than the system is broken (per fire department) and needs to be repaired. The fire department has to come out to reset the system, every time. This has been happening since the complex opened, and yet nothing has been done to fix it. Don’t let the low rent fool you. Any rules stated in the lease are NOT enforced, such as smoking, trash, garage use, visitor parking, dogs on a leash and picking up after one’s dog. What is advertised as a “dog park” is a joke!! There are many vacancies because people that were lured in with a special rate, got wise to how this place is managed, and moved out. Also, rent increases have been $200.00 each year!! Apartments have been vacant for over one year. The units are not painted, cleaned and carpets are not replaced after a tenant moves out. Any maintenance requests are not handled in a timely manner. Go on a tour without management and talk to residents. Look at the grounds. Notice that there are no flowers, dead trees all around and just weeds for grass. The grass has died off because the sprinkler system is no longer used. All this information is stated to allow people to make a more informed decision. Don’t be fooled!! Stay away from any apartment complex managed by Asset Living. CAVEAT EMPTOR. RENTERS BEWARE!!!!!"

"As a mother, I went to view an apartment, there was no one in the front room except an elderly man. I glanced in the back room and I saw this black haired lady crouching down in the corner. She started laughing and motioned me to be quiet. Didnt know what to think... she just laughed as an elderly man exited the office and says "I'll come back tomorrow to talk about my remewal".. that sounds important to me. She then explained he's been bugging her(?), and I COULDN'T BELIEVE the property Manger would physically hide like a child from one of her paying tenants needing information. The phone rang several times while I was there, before I asked "do you frequently hide from paying tenants?" At that point logic told me 'if this is the way tenants are treated, there's no way in hell I would live here'. Some of the people who were sitting in the area just outside the office said they haven't had heat all winter, there's been 9 managers in the past year and countless office workers. Why, it might be that management is the cause of 100% of the problems. The residents in the front said the entire complex is infested with roaches, and they've gone through over 18 office Staff secretarys just in 2023. I estimate this property will be sold and decapitated within 5 years. I told one of the tenants I was posting a review, and she asked me to take pictures of damage that's been in her apt since day one. I care very much for our knowledgeable elderly individuals, and we felt so bad for the people ensnared into living there. This place looks and sounds like a jail sentence. AVOID IT AT ALL COST! BTW, The Gabriel is right before this horrible place. Go to The Gabriel -TRUTH TELLER"

"This is a long, truthful review to warn those who are considering this property. Roaches and rumors of bedbugs in some buildings. I know factually that roaches are in buildings 1, 5 and 9. As far as bedbug rumor the person has a dog that can also be carrying bedbugs throughout the buildings. Management has not sent out a warning concerning this because they are trying to keep it a secret from prospective tenants. The building is filthy and unkept. The only amenity that is kept is the pool as it is attractive to persons viewing the property. Make sure you look carefully at the filthy stairs and stairwells, the laundry room and gym mirrors that haven’t been cleaned for a long time. Notice the filtered water fountain that has not been operational in the 3 years I have been here. I currently live in Building 9 and have a roach problem since November 2023. This is my third year and I can’t wait to get away from here. My apartment along with 4 others have been treated only 2-3 times. The pest problem is due to a filthy tenant in our area. From what I understand there are quite a few nasty people living here. Don’t let the income limits or pool lure you here because it’s not worth all the rest of problems. I have never lived in a roach infested and filthy property before this one! My warning is not in contempt but more so to protect those who are blindsided by favorable reviews and that which is shown during tours. Please explore the property and dumpster areas on your own."

"I brought my mom here to check out the property. She’s turning 62 next year and we’ve seen this location a couple of times. I got to tour the apartments with Chevy. He was great! Attentive and very professional! We also happened to see a Zumba gathering that looked super fun! We’re still looking but I was impressed with the service we received. It’s sad to see all the bad reviews? The units we saw were immaculate and beautiful! Who knows, either way we have a year and will definitely be back!"
