"Ive been living in the community for nearly 4 years. The management company has changed once during my time here from the original company Nolan Red to the current company, Asset Living. New management does an adequate job but issues are beginning to arise slowly that are becoming increasingly bothersome. Parking here has never been very a good situation as there are not enough spaces to accommodate the residents, let alone their guests. If you arrive home after 11PM, prepare to have to park a considerable distance from your home depending on where your unit is located within the complex. Visitor spaces are usually always taken by 8PM as they are very limited (12 spaces I believe). Lately I have noticed that’s it’s usually the exact same vehicles that are parked in visitor on a day to day basis which includes an abandoned vehicle that has been parked there for at least 6 months. Secondly another issue that is becoming a problem is dogs barking constantly because the owners will leave them out on porches or the small fenced in yards that accompany some ground floor units. I will have to say this problem doesn’t occur at night and mainly during the day. I work from home so this is why it’s a complaint for me. Thirdly I have had an ongoing issue with my apartment constantly smelling like marijuana from neighbors feeling some ridiculous need to smoke in their home. I have made a complaint regarding this but the problem has not been resolved. Aside from these things, the property is well kept and the amenities are a nice feature. Wish they would get the pool tables reupholstered and the pockets replaced because they are basically unusable at this point. After a considerable amount of complaining I can say that the maintenance is wonderful and very attentive and office staff always seems to be in a good mood as well as willing to go above and beyond to accommodate your needs."
"Beautiful apartments with friendly staff. Maintenance is always fast and polite when they come to handle stuff in the apartment. The lady who helped us get into the apartment was also super friendly and very informative and made the process super duper easy I wish I hadn't forgotten her name. The location is great because you're right off the feeder for the 59 and can either pop out onto it and head north or drive thru the kroger parking lot and make your way under to head south. The only thing that could make you dislike this place is if the noise from the highway and the train bother you (you'll be living right in between them) but the train doesn't really come during the night and the highway is usually quiet. So just keep that in mind when picking where you want your unit to be, train is loud but occasional ans the highway is throughout the day but less volume. You won't find a better spot for the price in this area."
"***Update to my review - 12/13/2023. Living here has been smooth, quiet & peaceful. I had a leak in my roof, the maintenance men immediately came and fixed it within a week. My only qualm is the business center. For whatever reason there isn’t ever any paper stocked in the printer & when there is it’s only a sheet or two and I constantly have to request it. When you’re paying as much as we do here, you’d like to be able to use all of the amenities without any setbacks. I’ve run into a few tenants who have started to bring their own paper with them when coming to print, which shouldn’t have to happen. Otherwise everything else has been great. Management does an EXCELLENT job keeping us informed & keeping the property manicured. I have been a resident here at Avaya Kingwood for almost 4 months now. With everything comes pro’s and con’s. The pros of living at Avaya are; - Peace & Quiet. My neighbors are very considerate and mindful of one another. The walls aren’t too thin so I hardly ever hear the person next to me. - Management. Victoria is awesome & the entire process of moving in or submitting any maintenance request is a breeze! - Maintenance. The maintenance team is always on top of things! They are incredibly helpful & kind ! - Ground keeping. Avaya is very well manicured, the lawn keepers come out weekly to maintain the property & the pressure washers did an excellent job of removing any lingering dust or cobwebs surrounding the facility. - Amenities. The pool is always kept nice & clean as well as the lobby area with complimentary coffee. It’s something I look forward to. The cons.. - All 4 of my wheels were stolen from my vehicle while I slept, due to the apartment gate being broken at the time. I’m not oblivious to the fact that this can happen anywhere. But, if you’ve ever considered moving here in hopes of such a thing not happening, just know.. it can & did happen here too. **There are cameras surrounding the premises.** - Internet- I work from home & Avaya requires residents to pay for their internet connection.. it’s an additional cost applied to your rent. I would be okay with this if the internet connection didn’t cause me soooo much trouble. I have had to contact the Fiber Stream team on 3 separate occasions because the connection is affecting my ability to work. Today the internet connection is down completely & I am unable to work. I am now having to outsource my connection through another service provider which is infuriating because of the required amount I MUST pay with Avaya. - The Gym - the equipment provided is top tier for a great workout however there are no sanitary wipes or disinfectants to apply to the equipment before or after working out. - Parking & towing - if you’re the type of person that lives a social life & likes to have people over, make sure your party is gone before 10pm. After 10 pm all non-residents must move their vehicles to the designated visitor parking in the back of the complex or the front. HUGE inconvenience since parking is typically full by that time. Vehicle towing is enforced & it costs a whopping $300 almost $400 to have your vehicle released. Please take that into consideration as well prior to making your decision of moving here. All in all, it’s a nice place to live. The complex is near every grocery store & every fast food place you could possibly want. It’s also right off the freeway which is convenient as well. I’ll continue to update my review as time progresses."
"The apartments are lovely and beautiful. The staff is wonderful, Ashlie was a sweet young lady, very helpful and very engaged. Any question I had, she had the answer. She has a very heart warming, very welcoming energy. Definitely recommend checking Avaya Kingwood."
