"Relocated to Laredo for two years. Pros: The apartments have a modern and updated appearance. The maintenance workers are approachable. If you are kind and considerate towards them then they are timely in addressing your concerns. The office staff is happy to assist you in-person with questions or concerns. There is a pool and grills on-site. The premises are dog friendly and pet friendly overall. There is a 24 hour gym. The second and third floor apartments do not experience flooding. There are spacious layouts for two and three bedrooms. Some three bedrooms have a fireplace which comes in handy if the power is out City wide. Gated community next to a nice residential neighborhood. Pet friendly. Prime location near newer restaurants and shopping, as well as a quick drive to Doctors Hospital and Texas A&M international and the airport. We received money back as credit on our account when we pointed out a billing error and over charge. Cons: Not everyone in the community is considerate of shared spaces. The pool and grills were closed for months due to one of the grills exploding and a little of that sitting area being on fire. It was also closed due to multiple group violations of community rules with large non resident parties and after hours noise. Dog owners do not clean up after their pets. There are lawn services but they are not responsible for cleaning up after pets; what is not picked up is instead mulched up by the mowers. Dog owners do not pick up after their dogs. The apartment does supply bags and trash cans throughout the property. (We are dog owners and made sure to take our dog to the dog area and use the provided bags.) Watch where you step if trying to play in the shared spaces or take a shortcut to the next building. Some neighbors see an open covered parking spot and assume it to be free to them, despite the signs that indicate paid or reserved parking. The gates are often broken. You may find your remote not working or the gates left permanently open. Management and office concerns should be conducted in person. Written agreements and documentation needed. Billing and fees. There are inconsistencies in the billing process which leads to the losing of checks and double charge of rental and parking fees. A new online portal was being launched while we were there but initially the portal was not reliable in being online and there is an additional fee for paying online. Multiple times, we had to go in-person to the office to dispute charges and show proof of timely payments. Move-out is a more difficult process than moving in. We did not receive any portion of the deposit back. A cleaning fee is charged. We attempted to document everything via email communication with the management office. There is changeover with management and office staff which can lead to inconsistency in communication or agreements. To avoid additional fees, we gave 90 day notice for move-out. Sublease/ re letting fees were required despite the advanced notice. There are worse places and this is not a bad place to live. Location and apartment were able to fit our short term needs. Residents and management should work better together to support a nice living community."
"Just moved to Laredo and needed an apartment. I came to their office and luckily they had 1 bedroom apartment available. I was a little bit concerned after reading some bad reviews but the apartment was nice and close to my work so I decided to give a try. Two ladies in the office was very friendly and helpful, everything was smooth and straight forward. The maintenance team was extremely fabulous and professional. I understand that running an apartment complex with hundreds of apartments is a challenging task and there are always some issues but they fix them quickly. Couldn't be happier, and the deposit is very low too, just $100. Highly recommended."
"I had lived in Cibolo crossing for 3 years, the apartment is pretty new, location is great. It was bitter experience moving out of this place, nothing but negative feeling because of office management people there. They are very well-trained to rip off the residents. First, don't expect you get any deposit back towards the end of lease even if you clean so much. They charge you excessive cleaning fee ( $114), that's okay. I went to the office 5/21 as our lease was expiring on 30th, June. The office requires 60 day's notice, we're in the process of buying a house, so really did not know when to terminate. The office girl told me to just pay reletting fee ( over $ 1,000) two weeks before moving out. So, I expected to pay the fee, which was huge but okay with me. I submitted the move-out form on June, 30th and move-out was 9th, July. I learned that I had to pay 9 days' worth of rent plus reletting fee. She told me pay everything on the last day of the rent which was 9th. Then, they charged $100 late fee not paying the rent on the first day because it was systematically generated. She Never told me to pay the rent on the first month, what she just TOLD me was to pay everything on the last day. She literally said " you don't have to pay now, but pay everything when you leave." Dear future resident, clean your apartment but expect to get charged $100 excessive cleaning fee. Make sure to give them 60 days' notice and SUBMIT move-out form. If you are in the process of buying a house, you might pay reletting fee because you don't know the exact date of closing as well as how many days you lived in the apartment after the lease expires. I recommend you extend only one month after the lease (your monthly rent will be saved not paying the reletting fee) by visiting the office 60 days' before the lease expires. that way you only pay the days you lived in. I hope my sacrifice of getting ripped off helps you prevent getting ripped off. Above all, DO NOT MOVE TO CIBOLO CROSSING. ;-)"
"I gave 5 stars because of the good move-in experience before. Now I am here to change the rating to 1 stars after a year living here. Reason 1): our 1st-floor apt got flooded twice during the raining season. We requested work order twice but never got any reply from the leasing agent. Reason 2): they told us the reserved parking spot is month-by-month reservation when we just moved in. However, they don't allow us to cancel the last-month reserved parking spot even though we explained that we are moving to SA on last Saturday and won't come back too often during the last month; what's more ridiculous and ironic is that we occasionally found that there is another car parking in our spot right after we temporarily left the town. We sent an email to the leasing agent and not yet got any explanation or reply. Please see photos. Reason 3): They charged us for "Excessive Cleaning" fee after moving out. When they inspected the apartment, they told us that everything looks good. Now they mailed us a bill for the charge."
"I got screwed out of my security deposit! This review doesn't reflect the quality of the apartments. I can't say anything on that. I had to pull out of the contract because I have an opportunity to buy a house. I fully expected that the application fee was non refundable because that is explicitly stated. However, the terms of the deposit is ambiguous. The fact that they are not willing to work with you to even consider a partial refund is despicable. To be clear, the management does have a choice to refund the deposit, but like all big business, they care more about the profit. Too bad that they are not willing to be fair."
