"Oh my goodness where do I start. First the warm welcoming greetings, made me feel very welcome coming in knowing that she's willing to help me. Mrs. Jodee was very sweet and so helpful in trying to find exactly what I'm looking for in the time frame that I need. My tour was great and I have chosen what I have in mind what I've been looking for. And I'm so excited to make The Falls and Woods of Hoover my home. I would like to say I appreciate you so much. "The leasing office made my move in quick and easy while still providing all the information needed for me to be comfortable signing my lease and moving in! They were very accommodating with my questions and emails, and their reply time was quick. I love the tour that Nicole gave and appreciated the team effort in the whole office! Would highly recommend moving here."

"They are running a profit center, nothing more. They don’t respond to phone messages, much less answer their phone in the leasing office. Their property is not well kept. The WORST was when I was out of air conditioning during the hottest months of the summer. They provided ONLY a portable unit (after 3 weeks) this after begging the office repeatedly and having no air, The portable unit only provides air for 300 sq feet and my unit was 1200 feet. I borrowed a back up unit. The maintenance team knew I borrowed a unit from a friend and made no effort to get what was required by reasonable standards in 90 degrees heat. It took almost 4 months to get the new unit replaced. It was beyond miserable. They did give me a $200 concession and asked I sign a waiver that not arbitrate in lieu of my huge reward. . $200 is a joke! For as long as my family and I were inconvenienced!!!! I must have called them every week inquiring about my air. They never once checked on me. Always excuses! Never action!!!! The smoke detectors were all expired as well as the carbon monoxide detectors. I found this out when requested to have them all replaced. The management is not checking this on a regular basis. This is very serious ! I plan to call my contacts at the City and tell them all about the unit not being up to code. Further, I could go on and on about other issues that arose while living there. The gate never worked. Ever! If they thought it was a deterrent… it clearly was not. Far from luxury living. Far from it! And they charge exorbitant rates for rent! Not market value. I had major problems with move out too and then not doing anything to help me understand their accounting processes. My car was keyed 7 times, and this was a regular occurrence with my neighbors too. There were major problems with trash! It was overall a dreadful experience and I’m so glad to be gone! I was always so patient with issues of less than desirable living conditions!!! I feel that I was taken advantage of because I actually paid my rent on time. Every month for over three years! Again, a profit center. In my experience… I do not feel they care about their residents. They care about their numbers and making money! That’s it!"

"The units are costly. You would expect the efforts to solve any issues to be expedited quickly and efficiently. That is what you are paying for. Quite the contrary, the staff look out for each other before the paying resident. I complained about my freezer not freezing and make a loud noise. My case was "resolved" upon maintenance defrosting my freezer and turning in that my freezer was "too full". The issue continued. I filed another order and it was closed without further review. As in, immediately. I went to the office and I told them my freezer was not overfilled and the response was "well, I can't say, because I don't live there." However, the maintenance manager reluctantly (he let me know it was time for him to clock out) came to the my unit. Turns out my freezer fan was being held together by duct tape. That's how the first maintenance man had repaired it. While maintenance was in the unit, I voiced my concern on the apartment not cooling properly. I was told that the apartments were "30+ years old." We kept the thermostat on 75 and the power bill was still $267 a month. Some months they will double your water bill. My rent was $300+ more than the baseline. I would personally make sure every inch of your unit is in proper working order before leasing here. Lastly, best of luck getting answer when you call. 0/10 would not recommend."

"By far, the worst apartment complex I’ve lived at! My husband and I have lived here over a year and have definitely noticed a lot of problems within the first couple of months of us moving here. - Leasing office never answers the phones during hours of operation. - Amenities are never up to par. Gates are always broken. The pet stations never have any doggy bags to pick up after your animal yet they send out emails telling people to pick up after their pets. Not making up excuses for people not picking up after them, but providing poop bags would certainly help eliminate the problem. The tennis courts never have nets up. They never clean up the property grounds. There’s always trash on the grounds. Don’t even get me started on the pool situation. Let’s just say, there’s no telling when or if that’s opening up. The steps to our building have been broken since January. It is now almost June. That’s almost 5 months that one broken step hasn’t been fixed. These steps have broken multiple times since we’ve lived here and all maintenance does is put caution tape on the stairwell. It’s clear the property managers don’t care about their property. - Valet trash service is horrible. They’re supposed to come by and pick up trash at 7:00 PM but they always come around 6:00 PM leaving people little time to put their trash out. There’s been multiple times they’ve skipped picking up our trash outside our doors as well. It’s frustrating having to pay for a $23 monthly valet service (non-optional) and a $7 trash service (also non-optional). That’s $30 a month just for trash service and it doesn’t even get picked up every time you put your trash out. - Maintenance requests are never fulfilled. You have to try to get in contact with the leasing office, who hardly answers the phones, to get maintenance to come fix something in the apartment. All in all, it’s way too expensive to live here to not have any nice amenities or updated renovated appliances in our apartment for $1600 a month. Definitely will not be renewing once our lease ends!"
