"Walls are paper thin, you will hear everything your neighbors do. Cars get broken into/stolen regularly. There's gated parking but only like 10 spots for the whole complex - and no alternatives if full. Management is extremely unhelpful and hard to reach. Pipes and heaters creak throughout the winter - woke me up pretty much every night, in combination with loud neighbors. They will take $200 from your security deposit if you rent less than 2 years (trust me you will want to leave after 1 month). Go anywhere but here."

"***** management asked me to change my one star review in August 2020, and I thought it was fair due to them trying to change things. However, now September 2020, I have changed it back. Literally starting the day after I changed the review, the next two weeks involved excessive noise from drilling into brick to power washing for days with zero notification. Working from home now, I was barely able to hear clients over the phone due to the noise. Then, they decided to redo the parking lot and gave less than 24 hour notice to move our cars or be towed. The parking gate was broken for at least a week before the renovations. We were not offered a prorated cost and have still paid $60 for this lot for the month of August (that was not secure or usable for most of the month). This company continues to be unbelievably inconsiderate of the people who pay generously to now live AND work here. I will leave my previous updated 3 star review below: Despite having multiple issues over the last 2.5 years living here, and disappointing or lack of response from management, management over the last year has improved. The space is nice and clean albeit small. The neighbors and layout of the building make living here feel like a small community. Noise is an issue as you really can hear everything from people above and beside you (alarm clocks, conversations, tv, etc.). Otherwise, it is mostly friendly young professionals here so the only excessive noise (loud music/parties) happens in the two Airbnb units on occasion. I definitely recommend renting a parking space due to frequent break ins and hit and runs on Parker street. Unfortunately, that is pretty costly also ($60/mo.). I have heard from my neighbors that parking cost and lease length have been negotiable for some, which I was unaware of until I signed my agreement again. That was discouraging to know that neighbors were getting deals I wasn’t privy to and that just didn’t feel honest or good. I have to say it was discouraging for rent to be raised during a pandemic and though I love living in this community I will be leaving due to price, small size, and paper thin walls. Those things aside, Parker house and the people here have made it a special place to live for the past 2.5ish years."

"I lived at Parker house for a couple years, my experience was great. I had some very minor issues occur in that timeframe, however, the property manager, Joyce was always on top of it and went above and beyond to take care of me. Parker house is in a great location and I loved the community aspect of living there. Minutes away from downtown Detroit, Belle Isle park, Grosse Pointe, Trader Joe’s and more. Also, my neighbors were awesome at Parker house, never had a problem with anyone. Anyone looking for a living space that is minimal but has everything you need, look no further!"

"I have lived in Parker House for nearly a year. Over time, I have grown incredibly frustrated with the management of the property. I have made several maintenance requests, and most go unanswered without following up one or two times. Perhaps the most offensive example of this negligence is the state of my bathroom, pictured below. I first reported water damage in January. The problem seems to be related to the window seal on the outside of the building. Heavy rain lead to the pictured damage. It has been this bad for months. I was told explicitly that maintenance would be coming to fix it today, and they did not show up. I called, I emailed, and I did not receive any response. It is beyond disrespectful that my rent was raised upon the renewal of my lease yet this is the treatment I have to endure. Please keep this in mind if you are considering Parker House or any Modern City Management property."

"Such a shame this beautiful property was rushed together so cheaply that new issues arise constantly. Even worse, the property management company does not resolve the issues and the landlord has no contact information available to us. Plumbing, heating, and roof damage are all issues not being resolved in a timely way. I have had a 3 foot hole in my drywall for two months because of a water leak above me. Nothing has been done yet to resolve it and now black mold is an issue in my apartment."
