"If i could give negative-5 stars I would. From Management to Maintenance is all around neglectful. Do not waste your time energy or money with Urban Communities or GMS Properties you will talk to them until you’re blue in the face. Trust me take your money elsewhere we’re your not treated like a cash cow and at the very least live comfortably."

"If I could give 0 stars I would. Incredibly unresponsive managent and little to no maintenance. Residents are not even given an emergency maintenance number and people in our building have had floods and fires and broken down doors thanks to crumbling infrastructure. They make excuses about being understaffed but then do literally nothing to help. The one thing they re quick about is eviction notices which they put on the mailboxes so everyone in the building can see who is $1 behind on rent. Truly this company is just asking for a lawsuit."

"I have been fascinated with this spot since moving to detroit and the historic buildings of palmer park intrigue and fascinate me. Moving in here was a bit of a leap of faith but the leasing agent at Urban, who was just made assistant property manager, has been very nice, professional, and responsive. Chavonne is very knowledgeable and helpful, found us the right apartment, and even came thru early one morning for me when I got locked out of my apartment. She put us in a great building. yes it's old!, the carpet is worn and mismatched, the elevator works when it feels like it. But I heard one of the building just got a new elevator. I live on the top floor. NO BUGS! I havent seen any, for the record besides the occasional fly?. The apartment buildings are in different states of repair repairing or will be. some are redone some are being done. I am watching them re roof the building across the street. Our building is slated for a new roof new windows and new carpet in the lobby stairs hallways ect. The lobby has stained glass and there is copper on the roof and gargoyles... I love my building, my neighbors, my neighborhood, the park. But I recommend you take the time to go see what building your applying for and go get it... before the rent really goes thru the roof... however if you require 3 prong electrical sockets ask if the building has been rewired... if you cant climb stairs go for 1st level only?"

"Horrible management. Everything in these buildings is collapsing and deteriorating and they refuse to fix anything - they will lie to your face just to placate you, and send people out to "look at" the problem, but they never actually do anything. It's a shame watching these beautiful historic buildings crumble due to their carelessness and negligence. My entire bathroom ceiling collapsed in June due to water leaking, and they still have not fixed it in November - the shower is completely unusable due to all the debris that keeps falling. I was calling them constantly just trying to get it fixed but they just give you the run around and eventually ignore you. Every single tenant I've encountered in this building has had many issues with management not fixing major repairs like pipes bursting, no heat, ceilings collapsing, bug infestations, water leaking, etc. The elevator has only worked for about 3 months in the entire 3 year period I've lived here, also. This management company doesn't even have their Certificate of Compliance with the city of Detroit, which means their buildings are technically "blight violations" and not legally considered habitable until they correct their status with the city. They know they cannot pass the typical health and safety inspections so instead they just keep getting fined for not obtaining this certificate that indicates the building is safe for occupancy. They have no shame collecting rent while they violate all of the major health and safety code requirements. I have lived here since the old owners and despite being an older couple, they somehow were able to manage this building better than an ever-changing "team" of people where anytime you call, no one ever knows what's going on, and they never return your calls or schedule anything properly. Sometimes the phone is just disconnected for no reason so you can't even get in contact with them to fix the multitude of problems. They hire very shady contractors who have reputations around metro Detroit for being scammers who take your money and never fix anything. They continue to lie to all of their tenants about fixing major repairs - which is illegal in the state of Michigan. The front door of the building does not even lock and oftentimes homeless people sleep in the stairway at night - which is sad but still very unsafe for anyone living there! Other buildings have had actual break-ins and they didn't address them besides posting "awareness" flyers. Do NOT move here unless you enjoy living in terribly unsafe, roach-infested, leaky, and falling-apart buildings!!"

"I currently live here unfortunately and it is the worst place to live. They like giving people the run around all most of their apartments are infested with roaches and when I told them we needed to move to a different complex they didn't want to do it. The first apartment we were in ceiling collapsed and it took them an entire month to move us. Then they decided to move us into the roach infested apartment. If you know what's good for you don't live here. It's like they love hiring people with horrible customer service. It's the worst place to live and they use toxic paint on their walls instead of cleaning the problems. The apartment we live in is so outdated as well that you gotta unplug one thing to plug in another. I hate living here and if I had a choice I would move. It doesn't even deserve one star."
