"BLACK MOLD. BATS IN APARTMENT. I’ve been living here since July 1 and contacted the office about broken windows on the day I moved in. Mine and my roommates were both broken, among many other things. They didn’t finally order me new windows until several months later. I have emailed and spoken with the manager many times about my windows leaking very badly and BLACK MOLD accumulating in my bedroom. No one has come out to fix this issue. They have given no answer as to when the new windows will come. At the very least, I hope for the black mold to be taken care of, but have gotten no remedies and was never offered for them to fix the mold situation. There was also several BATS INSIDE of our apartment for weeks, but that’s a review for another day to come. Don’t live here, it is exhausting. The health department needs to be called asap. They will respond to this review with please contact us - but they aren’t helpful, offer no solutions except for “we are waiting to hear back” for months on end and do not care about the residents at all. They respond with “they take concerns seriously” but do not and have only expressed lack of concern, even after we got rabie shots from the bats."

"Don't move here. I moved in Oct 2022. I fileout the repair list that they give you when you move in. The problems in my apartment was... Bathroom fan didn't work, bath tub filled with water within 10mins of shower, door buzzer didn't work ( I could not hear who was trying to come in or let them in the building. I had to walk down evertime, my daughter did not have a screen in her bedroom window, my kitchen floor was coming up and they did nothing, the basement has black mold. You can complain over and over again but, they will not fix anything. Then they will try and take you to court try and make it look like it is your fault. Don't move her it isn't a great place at all. I have pictures and videos also videomail to back up everything. If you move here please please do the same."

"I have lived in Hines Park Place since April of 2023, and I highly doubt you can find a place that cares less about its residence. Since the time we have been here we have had mice, our bathroom pipes leak twice, and our air conditioner did not work almost the entire summer. All of these things were reported and have taken months to complete the work order. They never came for the mice so I had to exterminate them myself, they half fixed my bathroom walls only fixing the wall and not the pipes(not ever returning to paint it as well). The only thing that got fixed was the air conditioner but this wasn’t until July and the work order was put in during may! Only upside to this place is their acceptance of large animals but even then look elsewhere!"

"Epilogue October 2023 - I wish I could say that Management company, who owns Hines Park Place, Pepper Pike Property Management , came through at the end. I wasn’t surprised they did not. I found myself in the ER on Sunday October 15th for a subsequent five day period. The day I was released was the same day my lease ended. Not having been fully prepared to move I contacted the manager for help in extending the move a few days. The manager said that his bosses at Pepper Pike Property Management would extend my lease a week if I removed a previous negative review. (Below). I asked what if I didn’t. He said then turn your keys in today. This was the day I got out of the hospital. Their attempt at extortion not only violates any kind of humanity concerns but is also highly unethical, immoral, and reprehensible. Move into this incompetently managed complex at your own risk. Renter beware!! Don’t give another dime to the cowards at Pepper Pike Property Management. (Previous Review) This complex, in my opinion, lacks basic customer service. Furthermore, there is no concern when one has an issue. When I moved in the dishwasher was not connected. Two days prior I was told the dishwasher would be connected. It wasnt connected until six months later. My floor started crumbling and pulling up from the surface. It took two months for it to be replaced. During the wait I advised the managment that the floor had. become a hazordous. I never received a response. When I asked for the person who the manager, Jeremy Cooper, reports to I was told I could find it online. Pepper Pike Property Management did not return one phone call or letter after trying for a year. One month after I moved in I called the leasing office advising them I had gotten a pet. There is a $35 monthly pet fee if one has a pet. I was never advised of any vaccine requirements. When I re-homed the pet, two months later, I again called the leasing office to advise them. Having the charges begin with a phone call logically the charges should be removed with a phone call. Changing his reasons several times the Manager chose not to return my ill gotten funds."
