"Rented from them two years ago, thank god our landlord decided to switch property management to ProEx in the middle of our lease. You could not find a more predatory lease in the US. They absolve themselves of all reasonable liability for a management company, and then have outrageous parts of the lease like "Reserves the right to install a camera surveillance system in all common areas of the house." Had a lawyer read the lease after I moved out, they informed me they'd never let anyone sign this lease. Expect your cleaning fee to go directly into their pockets, our place was disgusting when we moved in, and don't expect to get much of it back. They've certainly picked the right market... naive college kids who are desperate for somewhere to live. I would recommend trying homelessness before you sign anything with them with hindsight."

"I could probably get sued for sharing details about the lease, but after paying them the expensive application fee, they show you the lease and let me tell you there are some OUTRAGEOUS things on there, things I have never ever everrrrr seen on any other apartment lease ever. There would probably be more bad reviews if they didn’t this line in the lease stating they could evict you if they find out you wrote bad stuff about them on the internet. DO NOT APPLY FOR THEM, EVEN AS A LAST RESORT!"

"Still currently renting under them. But I’ve had no issues with the rental company. They’ve been so quick and helpful with all of our maintenance requests and have been accommodating when our water wasn’t working. They’re great at communicating when we have property issues or questions. Any and all of the issues fall with the property owner NOT the rental company."

"When my roommate and I moved out, over $400 was taken out of our cleaning and security deposit. $100 was for a damaged door that was damaged before we moved in. The rest of the charge was for ‘cleaning’. I cleaned the apartment before leaving, but I would have been fine paying cleaning fees if I was made aware of what else had needed to be cleaned. The charge for the cleaning was for several hours at their $75/hour rate, and I just don’t see what they were ‘cleaning’ for that long because the apartment was dirty when I moved in. We requested the money back for the door as we provided evidence it was broken upon move in (the picture was uploaded on the tenant app before moving in) and a list of what the cleaning charges were for. Again, I was fine paying for cleaning I just wanted to know what was cleaned. We never received a response to our dispute and had to accept that we lost the money. What an awesome graduation gift :( They will also schedule showings and inspections with less than 24 hours notice which is very inconvenient as a student."

"DO NOT RENT FROM HERE. They had posted a two bedroom apartment with photos. The photos showed that there were hardwood floors in the main room. I applied and paid for this two bedroom apartment, however when I showed up to the property to move in it was a COMPLETELY DIFFERENT apartment. Smaller room, carpeted floors(with stains). Everything was different. I was very upset about this and called them and the lady basically told me “too bad” and hung up the phone. She was very rude and told me that I could not get my money back. I previously rented a house from them and they charged me for literally anything they could even if it was their fault. They just want your money and do not care about their tenants what so ever."
