"I just wanted to let everyone know that Arron the maintenance man that was at my unit today was beyond amazing. He took the time to actually inspect my concerns and saw 100% what I was talking about. He was here a long time working and correcting the issues that he could. He said he would be closing my work orders and will reopen the one he needs for the window repairs. Hats off to him for his patience, kindness, and truly understanding my concerns."
"This is my personal experience living here for a year now at Arbors at Maitland Parking: THERE IS ABSOLUTELY ZERO parking. You pay $25 monthly for parking and every night, without fail, there’s no parking. Several times I’ve had to park almost 2-3 buildings away from my building due to the limited amount of spaces. Majority of residents either have several cars or several guest which is why it’s so difficult to find a parking spot in front of your building. People also drive like maniacs in this complex so please expect to be cut off or almost ran over while walking. Gates: I think I’ve only seen the gates closed twice out of the year living here. Anyone can easily just stroll into the apartment complex; I have never seen a security guard. Gym: The women’s sauna is ALWAYS BROKEN. Some days your key for the CrossFit room may work and other days it may not. No one cleans after their equipment, equipment is left all over the place, and oh yeah there’s always a large group of kids in the gym either creating tik toks, knocking over the gym equipment or simply being loud for absolutely no reason. Package room: The package room is always full. I try to limit how many packages I have delivered to the package room out of fear someone may steal my package. Amazon Deliveries: Most of the time the drivers are confused by the numbering of the buildings so they will happily leave your package on someone else’s door step. This has happened to me several times Mold/Air Filters The amount of mold around the air vents or windows are terrible. I think currently my apartment has black mold. Maintenance I do genuinely believe maintenance try to do the best they can but you’re better off trying to fix the issue yourself. Took almost 5 months to repair our blinds… OUR BLINDS. Pools: The pools are always closed. I only been IN THE POOL ONCE OUTBOF MY WHOLE TIME LIVING HERE. RENT: Please have rent when it’s due and not a day late unless you want the leasing office to send you non stop emails and text messages and a letter. Any other time or any other matter , you can’t reach them unless you go in person. Roaches: I have seen several roaches painted over the walls. How hard was it to literally clean up the wall before painting over a dead roach. Sink/ Tub: Please expect at some point for your sink or tub to peel. Pets: People do not pick up after their animals after they use the restroom. Please expect to step in feces on the regular. With all that being said, I warned you. This apartment is overpriced for what you get and that’s far from luxury."
"1/2 I will start off by saying that when I did move into this complex I was desperate to find somewhere to live and it was my first time independently moving somewhere. Both of which are not great combinations. I wish I would’ve done more research even in a time of desperate need. So this is a fair warning for anyone desperately looking to move somewhere please do your research and read reviews as they will speak for the experience you will endure while living here. To begin with, I wasn’t able to tour the apartment when I first moved in as they had said it was still occupied upon me being interested in the apartment so I never got the chance to see the place in person, just received videos from the leasing agent at the time who assisted me with the moving process (Vivian). So again I went in blindly, my fault. Upon inspecting the apartment I noticed that near the bath tub there was roach that was literally painted OVER and left there. Which only shows that they truly give you that “renter’s special” by painting over dirt and broken things. Additionally the halls themselves were dirty and INFESTED with bugs and not ONCE cleaned despite having had put in maintenance requests which were marked as complete and then later deleted. This wasn’t addressed up until a few months before my move-out. I lived there for 2 years for reference. The halls weren’t even cleaned to clarify, they were once more given the “renter’s special” which was a simple paint over the walls and halls to hide everything under it. If you make any maintenance requests please make sure to save them for your personal documentation as stated above, and as others have mentioned in their reviews, they will mark them as completed and later delete them from the history of maintenance requests. If you do decide to move here try not to have any emergencies as you will have no one via phone and will have to wait until someone from the office decides to respond to you via text as it is their only form of communication. Communication between the company and renters is overall terrible unless they are trying to collect a payment from you. While they were fixing the parking lot roads they would notify us with less than 24 hours (the night prior to be specific) about where to move cars to avoid towing as they were working in different areas than that of the initial plan that they had provided us with in advance. For someone who checks their email regularly and is in town this isn’t a huge issue but for some who were out of town I’m sure that was of great inconvenience. With parking you are charged an extra and not optional $25 a month which I’m to this day unsure of why that charge is there to begin with. There is no actual control of who does and does not park in the lots so it is not like the fee is to guarantee you have a spot or have your vehicle protected. There is no security/regular towing within the grounds either. All that there is to show, I’m sure for documentation purposes is a parking decal which hangs on your car and is checked by no one. The pools were closed for great periods of times during my 2 year stay there, with one of those closing periods being due to them not meeting health standards. We were also given “pool wristbands” which guaranteed an additional guest for entry, but this too was never checked for. I’m sure yet another reason to charge you in case you were to lose said wristbands that never served a purpose. I didn’t have any issues within my actual apartment issues other than roaches and ants which seem to be normal amongst other neighbors. If you do move here, sticky traps seemed to work great and keep it under control. I stopped having packages delivered to the complex and to a friend’s house as there is no actual organization within their package room and packages often get stolen off of front doors. I would personally save myself a headache and move to another complex nearby where you will truly get your money’s worth and a more honest complex that lives up to the “luxury” title."
"A definitely "Meh" Apt Complex. Rent is fair, but some things definitely need improved. Love that the asphalt got redone, but taking away parking spots is weird. They replaced certain spots with sidewalk access even where sidewalks aren't ramped down to the pavement (See photos) this just makes the parking situation even worse, when they could've had more spots. Second, how do you keep the gates open for WEEKS on end with no solution or communication? I've not received a single email in weeks about the front gate being open, but here it is. Open at 1 am (see photos). Even if the gates were secure and closed for vehicle entry, how do you explain the gate near the office/front pool open since I've moved in?! (again see the photos below). All inexcusable for security purposes. I understand not wanting to staff a security guard. But at least lock the dang gates at night... Third, even if the gates weren't open I can simply push my way through the gate in the video below and walk through to the community. Security is honestly laughable. Fourth, the spectrum internet provided is OKAY. I would much much much rather prefer a fiber connection, but I imagine the complex is in a contract of sorts with spectrum. I'd try and negotiate that contract to include DOCSIS 4.0 since spectrum is already rolling that out in nearby areas and includes symmetrical upload which could be an additional selling point to the *32* apartments you have available as per your own udr webpage on 1/1/24. Fifth, I definitely don't understand why you try to sell parking spaces to residents when your front desk salesmen claim that guest parking is "free" and they can park anywhere? What prevents me from claiming I'm a guest and can park anywhere? Where is my $25/mo going? To fix the front gate? NO ITS NOT BECAUSE ITS STILL OPEN FOR MONTHS ON END. Sixth, my building has flooded multiple times during a heavy rain. Thankfully, I live on a higher floor, but still. This is concerning for a complex that claims to care and do all they can for maintenance. Overall, it's been safe, haven't had my car broken into (yet) even though I've kept valuables inside it. The overall apartment is nice, maintenance is a little slow, but very knowledgeable when they do arrive. Overall the experience has been "okay" at best. No dealbreakers but definitely not the nicest place to live either."
"Almost a year in my new home and I couldn't be happier. I highly recommend "The Arbors" to my family and friends. Awesome security features such as keyless entry to your apartment and security gates; operating 24/7 that only you can open with the convenience of using your phone or watch to the strict entry to our pool areas and gym. I feel safe in my community; no matter the time I come home. Love the safety & peace of taking a walk with my dog in this super pet friendly place anytime of the day or night. The office personnel is always eager to help you with your needs and our maintenance department always handles my service requests in a very speedy manner. Our buildings are freshly painted and our roads are freshly paved. I absolutely will continue to call "The Arbors" home for a very long time. There's nothing you would not love about my home !"
